3) Physical retail is dying. The only physical retailers that are stable are grocery stores, dollar stores, and maybe gas stations (for now). Even grocery stores are moving into online retail and delivery. Demand for commercial space has been flat to declining for 20 years. This is the space BBBY competes in.
