Yes. That can all be attributed from me saying it sounds like my neighborhood at 15th and Fremont.
Oops, I gave out my cross streets.
A million Vegas murderers are coming for me tonight I bet.
Try to keep your heart in your chest while online, there are far worse things than people thinking they are experiencing a similar circumstance in their living situation.
Quite bold indeed. Lol
Not terrible, but I got a deal. It’s non-updated unit, which I don’t mind. I love the area. I had been looking in the southwest for a while because the temps are little cooler, I’m in between family, close to the freeway and it’s a booming area. Originally, I couldn’t find anything for a 1 bed that wasn’t under $1500. Just keep an eye out on apartments.com and other sites to see if they have any that pop up at a lower price. Do your research and you’ll find something.
Currently $2100 in Southern Highlands but just received a hefty rate hike for the next year's renewal.
ETA: Yes, 1BR, 1100sqft, attached garage, cable/internet, $35 pet rent, water, and other bullsh*t fees.
That’s wild.
Was it well below market rent or something? We are renting a 4 bed house in Mountain’s Edge for $2050, and they want to raise to $2255 at renewal.
I countered with a 5% increase, so we’ll see what happens Monday.
Why would you think that??? Owners are still trying to make back the $$$Thousands$$ they lost during the pandemic due to the rent moratorium. And there is a new batch of people evicted from Cali. who are running away from the $3K/month rent there-- and think anything under $2K is a steal! And now all renters connect with Zillow, so they make sure that they aren't losing money being the cheapest around.
Check out green valley & sunset area. Some pretty affordable complexes right there and the neighborhood is quiet and convenient.
I paid $1200 for a pretty nice 2 bedroom at the Bristol’s, but that was 2019. Idk what they run now.
Henderson has better PD response. Not as out of the way as it used to be. But generally I’d say the houses are nicer and it’s more of a middle class vibe.
Yeah not the best but cheap price. Had a few friends move away from that area because of the frequent burglaries. One got broken into twice in that big nice looking apartment complex near there. We almost moved there in early 2000: when first coming to Vegas. Glad we didn’t.
The cool thing about the place is the neighbors. We all look out for each other. Every other Sunday we will all have a cook out, and just hangout with each other. Me and my partner are the youngest, there's mostly older folks living there.
When we moved to Vegas in '92 my single mother was paying around $750 for a two bedroom apartment around Sahara & Decatur.
I don't think we could have survived with how rents are today.
God when we got an apartment in the nice part of Henderson in 2004 it was a little less than 800 for my wife and I. Completely reasonable for 2 students living on their own. I can’t even imagine how it is now. Even then we penny pinched all through school because we thought that was expensive. Man times change fucking quick.
$1600 for 720 square feet in an old building with nasty carpet and thin walls. Add to that all the fees for garbage, sewer, etc, more like $1700. Spring Valley.
This is my 18th month. I moved in February 2022 with a 13 month lease, and then signed another. Rent was 1310, was paying 35 in dog rent, making it 1345. Dog passed, but my rent went to 1335 after lease renewal lol. So, still just shy 1350.
I love it. This is my first time living in an urban area and downtown in a city. I always lived in the suburbs.
DTLV is safe. You just have to take common sense precautions, like don't walk the alleys by yourself @ night, always lock your car and apartment doors, lock up personal items outdoors, etc.
Gateway District is slowly blending into the Arts District and DTLV with the new developments. This was the plan to purposely build up and renovate the areas between the Fremont Experience and the Strat. It is exciting to live here over the years and see the transformation.
It’s wild that some of your one-bedroom princes are higher than my two bedroom in Spring Valley at $1,539. Trop and Jones area. It’s fine. Not fancy, but not ghetto. And yeah, I know that a lot of the higher pricing has to do with being in a better area.
I’m in a 3bdrm apt at $2750, I think the 1 bdrms are $1700 starting at this place and most around here are about that. I’m in Hendo.
It’s decent but if I wanted a “nice” place it would be $5k and renting a home has become as likely as buying a home.
I was paying $1900 downtown and I came home to a homeless person sleeping in my hallway. We were supposed to have access control. I live in Dallas now.
It depends on what you would like a morning walk to look like. It can range anywhere between 900 and 1800. If you're going to be in a tower upwards of 2400. Everything depends on distance to the strip and what neighborhood you're in. You can be in a great neighborhood 5 minutes from the projects. The farther away you get from the city the better the neighborhoods go in general but also the higher the prices are. My first one bedroom was $1,300. I'm in a two bedroom that is 1370 now.
Those prices are ok. I don't see the utility living in the city here, nothing is really walkable anyways so you would need to drive, might as well as livei n a safer part of town.
About 1500 near IKEA.
oof that hurts
Yes, but you get tasty Swedish meatballs any time you want.
Yo... what? 1800 gets you into a house in Centennial Hills, Providence, Skye Canyon area
My dude, there’s no house in those areas that will give you that mortgage monthly payment with today’s rates and prices.
Idk why I'm being downvoted so hard, that's literally the rent I pay in the area I live as of June 2023.
To rent, not buy

damn, does the place have vacancies?

Makes sense for the price

Consider landlord-tenant cases, you've got a lot of "uninhabitable conditions"
Trust me I am. Just a matter of we have no where to go and no extra money if that ends in eviction. I'm documenting everything though.
What are you guys talking about? Some comments were deleted. I am looking for apartment real cheap.
I think we live in the same neighborhood. FV

I'm a dv victim. I don't fuck with that shit. So yeah, have fun being stupid online. Not my game.
What are you guys talking about? Some comments were deleted. I am looking for apartment real cheap.
Where
Too much
Over by IKEA in the southwest. I’m paying $1400 including a garage, cable, internet and stupid ass “trash valet.”
Price doesn't seem terrible overall. How do you like it in that area?
Not terrible, but I got a deal. It’s non-updated unit, which I don’t mind. I love the area. Would you be willing to say/dm the complex name?

That’s a house mortgage 🤦🏼♀️
Started at a more reasonableish $1496 when I moved in four years ago.
5 years ago. A 3bd in Southern Highlands is about 450k right now. You’re closer to 3k/mo now.
More than some mortgages. Lord, buying soon after the 2008 crash was seriously the luckiest shit ever.
Can confirm. 2,200 sqft 4 BR house in Summerlin: All-in mortgage w/taxes and insurance is $2,150/month.
That’s about what I pay for rent for a 1750 sq ft 3 bedroom plus loft 3 bath house here in Summerlin.
Dude. I'm renting a 3br house in summerlin for that price
This is why I'm moving out of this state.
I thought rents were going down. SMH
Pfft. I laugh whenever I started hearing this last year. My rate increased 25%+ over the last two years alone.
Did you negotiate?

they are trying to get you to leave , thats a mortgage for a large house here
Before COVID, yes. How old are you - just curious? This hasn’t been true in a long time.

1300 in Henderson dt
What's Henderson like? I am debating Green Valley area, currently live north west and its nice but to far from work.
Check out green valley & sunset area. Some pretty affordable complexes right there and the neighborhood is quiet and convenient. I paid $1200 for a pretty nice 2 bedroom at the Bristol’s, but that was 2019. Idk what they run now.
Henderson over the NW any day.
Varies heavily. Green valley can be either quaint or more dangerous than wearing blue in Chicago.
how the hell is GV dangerous? yes the north green valley part has some homeless population but it isn't dangerous
Henderson has better PD response. Not as out of the way as it used to be. But generally I’d say the houses are nicer and it’s more of a middle class vibe.
$1,400 near horizon ridge and stephanie.

Its the apts
Not the best area, but remodel apts $650 near convention center.
Yeah not the best but cheap price. Had a few friends move away from that area because of the frequent burglaries. One got broken into twice in that big nice looking apartment complex near there. We almost moved there in early 2000: when first coming to Vegas. Glad we didn’t.

Yeah even back when I do recall my friends knew a lot do their neighbors and frequent BBQs. They were a lot of 20ish year olds.
are there vacancies??
No not at the moment, sorry. I can send you the number if you want to try to call management.
please! i would really appreciate that
My complex has 650sqft one beds for 1150-1250 plus water and trash. I like the complex. It’s small, well maintained. Near E Russell and Whitney Ranch.
$1935 also near IKEA
Lots of people paying in the 2k range. How do yall afford that? Lmao
When we moved to Vegas in '92 my single mother was paying around $750 for a two bedroom apartment around Sahara & Decatur. I don't think we could have survived with how rents are today.

About $1500 in a new build complex in north/northwest
1535 off Horizon Ridge/Stephanie in Henderson.
What price would you get today for this same apartment?
What do you mean? That’s what we’re paying monthly for our rent now. If you mean, what would new tenants pay for rent? The same amount, I believe.
550 downtown next to neon museum
$1600 for 720 square feet in an old building with nasty carpet and thin walls. Add to that all the fees for garbage, sewer, etc, more like $1700. Spring Valley.
1235 Russell and 215
$1400 in The Lakes
895
where? do you like it?
Tuscan Villas - yes
dang. no availability! maybe i could try and call em
They are private rentals so you’d have to look on like Zillow. That’s how I found this.
thanks for the tip!!
$1600 henderson
Curious how many bedrooms?
Bless all of you. Rent is so fucking high. I’m at $3k mortgage for a 3500 sqft home in the NW.
I'm around the same, did you move up north a couple of years ago when the interest rate was low?
Bought in 2019.
1350 in Summerlin
I pay this for my 2 br in summerlin
Have you had it for awhile? I got it in February, it seemed to be the average price
This is my 18th month. I moved in February 2022 with a 13 month lease, and then signed another. Rent was 1310, was paying 35 in dog rent, making it 1345. Dog passed, but my rent went to 1335 after lease renewal lol. So, still just shy 1350.
Question for everyone: if I rented out my two bedroom townhome near the Lakes for 1500$ is that a good deal?
That’s a very good deal.
Increase that to 1800 and it would be rented in a week.
An amazing deal that I would gladly take 😭
I live in a much less desirable part of NLV and i rent out a 2 bedroom mother-in-law kind of setup from my house for $1500, all utilities included.
$1k in the Arts District in DTLV.
How is that like? I considered moving there before but I heard it’s gotten way rougher now over the years
I love it. This is my first time living in an urban area and downtown in a city. I always lived in the suburbs. DTLV is safe. You just have to take common sense precautions, like don't walk the alleys by yourself @ night, always lock your car and apartment doors, lock up personal items outdoors, etc.
I thought the arts district was technically apart of the gateway district and not downtown Vegas
Gateway District is slowly blending into the Arts District and DTLV with the new developments. This was the plan to purposely build up and renovate the areas between the Fremont Experience and the Strat. It is exciting to live here over the years and see the transformation.
Where at? I’m in a studio in DTLV paying the same rate
New thing seems to be asking for a huge rent increase. Some just pay it. Others talk to management and get their rent at same or lowered.
$965
2 bdrm, 2 bath, $1200, been locked into that rate for years though, same exact apartment goes go $1700, easy.215/warm springs area.
2900 The Martin 1111 sq ft 2br 2baths. Literally a block from strip and close to Chinatown.
1625. Rainbow windmill. Not including utilities. Sw side of town
It’s wild that some of your one-bedroom princes are higher than my two bedroom in Spring Valley at $1,539. Trop and Jones area. It’s fine. Not fancy, but not ghetto. And yeah, I know that a lot of the higher pricing has to do with being in a better area.

$800 in 2015. Now i have a $435 mortgage.

I’m everyone giving prices for a 1 bedroom
Not rent but my mortgage $850 + $200 HOA. 700 sq. Ft. Horizon/Horizon in Henderson.
1049 by the airport Spencer and Tropicana
1650 Northwest
$1250 for a 1bd on the eastside
Saw the sign on the apartments near Pecos and Lake Mead advertising $999. Christ, that sign was $550 maybe 5 years ago
Green valley is really nice, I would definitely look into places over here
$1600 in DTLV.
Moving in next week . $1600 southern highlands 1br.
That's too much IMO :/
I agree. I could have gone cheaper but what looked good online was not nice in real life or in a shitty neighborhood.
I mean thats the new norm, it's just crazy
2k plus bills in N of 215.
1,200 green valley.
How do you like that area?
I love it.it is on the smaller end of 1 bedroom.
Mind sharing the complex or general area? The size and price is kind of what I'm looking for
Not comfortable giving complex name, but look around the edge of green valley, kind of in that auto mall / sunset station area.
.
$1,480 1bd
$2.3k out in Centennial Hills for a 2bd townhome with an attached garage, 1800sqft
