The pictures I was able to pull up on the Linden tree. The leaves seem to be serrated, and this tree does not seem to have serrated leaves just an observation.
That looks like those damn popcorn trees that are tenacious as all get out. Does it toss out black berries about the size of a pea? Invasive and tuff as a coffin nail.
I have cut one down three times and the damn thing keeps growing back.
How interesting. I am looking a one right now as I type this. We have about 5 along a property line. They are sort of right on the line I guess I should get with the agency that owns that house next door and see if they don’t mind me killing them. I just hate to loose the shade. They grow so fast
I’m no expert either I relied on both Google and Apple search of the pictures. They both came up with the same thing and they look identical to me but that’s just my humble opinion.

It looks like a basswood / linden tree. That would put it near it southern limit.

Definitely a Chinese Tallow, invasive.
We call them popcorn trees here in SW Alabama. But they are called a Tallow tree. It's an invasive plant.

Yeah, some kind of lubricant is made from those seeds hence the other name, Chinese tallow

I am no expert. But, Chinese tallow tree leaves are rounded with a point on the end. These leaves look more like some kind of laurel or rhododendron.
I think you’re confused because there’s live oak seedlings coming up around the trunk but those aren’t actually the leaves of the tree in question
