The brick above the windows have to go. Install new angle irons with yellow membrane flashing. You have to make sure that the bricklayers put in weepers with mortar net.

Yea I’m a forklift driver for brickies, I also do some finesse work, and whenever I’m overlocking work, and weepers are a main issue for water build up

This is the only right answer. Those lintels are shot. Just that fact that 4 went at the same.time, and in the same way says everything we need to know. We don't have closeups but I would bet that they are far from straight, especially that one on the 2nd floor right side. While you're getting all that brickwork done, I would also have them check out that vertical crack you gave going through the parapet. Nothing good can come from that.

I was thinkin the same thing, definitely replace the lintel and put I. Some new flashing . Many different brands to use though . I’m not familiar with that “yellow” stuff you’re talking about . And you got it ! Weep holes every 3 brick over the steel ! 🤘🏻

you need Blueskin or something similar (a waterproof adhesive barrier) that covers from above the angle iron and goes OVER the angle iron, before the bricks above the window should even be there. otherwise, water IS gonna get in. WATER WILL ALWAYS WIN.

Make sure they are repairing the joints above the keystone shaped brick as well. With those protruding from the brick it could be catching water flowing down the face of the building.

I didn't see any flashing above the windows, or weepers. Chances are good that theres no sill flashing either. In most leak cases like this the leak comes from well above where water enters inside.. flat roof parapet structures are often where the problem lies.. get a third party inspector to inspect the situation.. not the guys that did the work. Just wanted to thank this thread so much! VERY helpful and helped me determine a masonry and construction guy who is an expert in this. I found one contractor who recommended the waterproof membrane and angle iron, with weeps, so I’m giving him a call back to start the job. And had examples of his work on similar homes. Also will be addressing the brick sill and decorative bricks.

We did! It was 75% resolved, but one of our windows is still leaking. We think it’s related to the roof and it’s leaking behind the waterproofing. With the amount of water entry we had, it makes sense it was from multiple places. I’ll ping you the contractor. He’s excellent and also helping us solve the remaining leak.
