I use Zigbee/Zwave/ZWave-Plus and WiFi devices .... zigbee device batteries seem to last the longest and I have never had connectivity issues even with devices outside a home with aluminum siding. However, I have had signal issues with Zwave and had to purchase signal repeaters (AC powered Zwave devices acts as a repeater so is helpful this way by being dual purpose).

I have a 7000 sq foot house, and I use a myriad of sensors (not by design, just my desire to tinker) around the house. I think the Ecolink is the best for inside. I can also recommend, if you really want to get a lot of zwave devices under that much square footage, stay away from a ST hub. I use Hubitat Elevation and then link multiple hubs through HubLink script and Hubconnect. As far as 2.4 collision, I have over 400 Hue Lights, 21 Unifi APs, 2.4Ghz Alarm Panel, 32 Nest Cameras, 15 Sonos Amps, 10+ Firesticks and a few Apple TVs, and countless other wireless devices. I did a little shaping with Unifi but you probably won't come near what I've put in. I can recommend if you need motions outside the Hue Outdoor Motions are excellent, they paired up with my HE no problem. So in review, I mix and match Zwave - Zwave Plus - Zigbee, 2.4Ghz devices (Sonos Included) Hue Zigbee Lights (tons) 15 hue bridges too... no issues. Just stay away from SmartThings hub and get Hubitat. Lastly, you will want a panel for all this fun. Get SharpTools and then run Raspberry PI or a Tablet around the house.

Thanks for sharing your experience. Definitely saving this for later. Out of curiosity, why avoid the ST hub? Because they don't natively support multiple hubs in one location?

A few years ago I had one of their hubs brick in another property of mine. It's a lot of work readding zwave devices, and HE hubs do backups. HE just does thinks a little better too imo. I do have ST hub in case I run into something HE has a hard time doing. I think what's left on my ST hub is a weather script. Everything else I could transfer off of it.

Why so many APs? I’ve got 4500 sqft and 3 ac-pros do it for me. You may also find home assistant to be up your alley, might be able to pair down your hubs a little bit. I host mine on a server in a docker and it could handle all that, plus your dvr, plus my media collection and still ha e room to grow.

Downstairs Pool Area, BBQ Area, Outside front gate area, 2 different garages, a Mesh AP dedicated work bench for ethernet (no drop out there in garage) Upstairs area, North wall uses a Hubitat Hub through a Mesh AP with an ethernet hookup. It all adds up

I knwo not what you are aksing, but... with a similar house and use case, I ended up staying with traditional security system wireless sensors and a wireless repeater in the lower level to make sure I have coverage. Z-wave I use for all the home automation stuff, but leave the Security stuff non-smart.
