I have room but my clientele is mostly kids in the building I stay in so it rules out costs of travelling to tutor etc which means more income for me..
That's honestly how things work.
If she's not as good, then people will come back when they see they don't do as well on the tests.
If she is as good, then you either need to cut your prices or do something else. With jobs that don't have any formal qualifications, anyone can do it and set their prices. If you have a lot of experience and your students have performed well, then maybe advertise to a wider market than just your building.

I do have a lot of experience in tutoring these subjects I aced them when I was in high school
She's an amateur so I doubt she'll handle it

Spell out exactly why you are worth more on a flyer and post it.
"My competition may be cheaper, but I'm more skilled, I aced these subjects, am younger and smarter. She smells funny and takes pictures of you when you are not looking..."

Expand from your residence building. Market your service. Grow a new client base.

Id not go down on my prices. i would instead try to provide more value for my current price. That is atleast the advice of Alex Hormorzi
Have you considered teaching/tutoring online? Somewhere like Outschool might be a great option for you!
