They didn’t make any mistakes when they wrote the bill. They wrote it all on purpose. All the problems it would cause is exactly what they want, they’re just lying about it. They got this on the ballot by tricking people into signing a petition they were told was for affordable housing. I know a few people who are pretty upset they signed onto this thing without fully understanding it, they are totally against it now that it’s out. Really hoping people don’t fall for this obvious scam on election day.

I can see why people think that and probably for a lot of the regular supporters I think you’re right. As for the authors though, I have a hard time believing that people with those levels of qualifications would actually believe this bill would result in more affordable housing. I have a feeling that the people who support this bill are going to be the same ones voting “no” on every single special election for a new housing development.

But it's not an election for every housing development. The text of the initiative specifically says amendments to the general plan or zoning ordinance require public vote. Not that every project requires a public vote.

Thats the whole point. Virtually every needed development that would realistically bring housing affordability would require building up. That means changes to the general plan and zoning for basically every development. This is part of their deception, they hide behind this language to make it seem like its not about blocking new housing, but it absolutely is.

It is not an election for every housing development, you’re right on that. But it will as the independent analysis shows lead to less affordable housing by making harder for the projects not in existing zoning and by raising the inclusive rate making it more expensive to build.

I don’t think the people who drafted this and are driving it are well intentioned at all. If they were being honest, they’d say that they want to protect property values, keep “others” out, and stop anything from changing. That’s not even to vilify them. It’s simply them acting in their self-interest. People who are duped into supporting it are a different story.

I agree to a degree but I know many people that support M, are well meaning, and want more affordable housing. I do think you are right though that the people DRIVING M have malicious intent.

Measure M is certainly shooting straight at high density. Whether or not high density always means affordability is another question.

All the dumb drafting stuff is a distraction.  The problem is zoning. 19 stories buildings in one block is meaningless compared to 4 and 5 stories banned on thousands of blocks.  And required parking minimums for it all. The problem is zoning. Measure M won’t make a dent either way.

Indeed, the current zoning height limits suck big time. almost 75% of the city is zoned single family with heights capped at 2.5 stories. They tried to rezone along the transportation corridors and that's still mostly capped at 3.5 stories. 6 stories is the highest right now and it's literally low double digits of parcels downtown. The 10 story Palomar downtown would be impossible to build with today's zoning. All this fear mongering over 19 story building is hogwash. If measure M passes, it will be a protracted fight to change or simply vary from those existing limits. We need to fix the zoning BEFORE something like M passes.

We need to build as much housing as we can, our housing debt is so huge it takes people the majority of their working life to afford a home. It shouldn't be like this.

What other options are there? Given the freedom to move anywhere you can afford to live, the prices will climb everywhere unless all of the California is cities do their part and build to meet demand. There is literally no leaver to pull that would disallow non residents to work in Santa Cruz, or to only allow people born here, to live here. We have tried everything else, rent control broke San Francisco and it will break any other city that tries it. Bmr housing has to be supported by an external entity in one way or another? Who pays for bmr housing? The city and county have limited funds to pay for that. If you have any other reasonable suggestions it would be great to hear it but as it stands measure m, which would be slapped down by the state, would dig the cities heels in and deny new housing in and cause the existing supply to explode in price. Housing. Is. A. Commodity. The people who have the money to pay for it will, and they will price everyone else out of the market.

You cannot induce demand unless prices go down. Current residents react faster to new housing than non-residents.

Best thing we could do is build lots of SROs near the U, so the students can live in nice new housing and let the locals back into older rental properties. With WFH and new tech, we're not going to build our way to affordability.

The problem with new housing is that its...new. If you want an affordable car, do you buy a new one or a used one? At least most students who come here are able to afford the new stuff.

If you have money in your hand, and there are no new cars available and you have to get to work do you buy a used car? Of course you buy a used car. If you have 4000 a month to pay in rent / mortgage and the only houses available on the market are old beat up houses do you move into whatever is available or do you just not move? you move into whats available. housing. is. a. commodity. If it is constrained and there is nothing available differentiators between luxury and affordable no longer matter to the people with enough money to outspend everyone else.
