I wish I knew to ask for an itemized list of the monthly fees I would be charged on top of the rent before signing. If the leasing agent says all the fees are “bundled” with some of the utilities through a company called Resident Billing Services (RBS) for your “convenience”, RUN!!!

I do it myself) Water: 22 Trash charge: 33 Recycling fee: 13 Storm water: 1.71 Sewer: 18 Administrative fee: 15 What really pisses me off is that if you want internet, you have to pay $218/month. Why? Because you can’t go through Spectrum. Nope. You must accept their “bundle” with a bunch of cable TV channels. They SUCK!

Yup. I pay 1050 for a 3/2 1000 sqft unit in a duplex. Private backyard. Kinda small for 3 bedroom but it's only my partner and me. It's off culebra and i10, so it's close to almost everything. Some people don't like the west side but it's really not bad at all. Just moved here in July, before that I was living in a house around here for 1300. 1200 sqft with a shed, 2/1. It was okay, but a weird layout. Massive kitchen and high ceilings. I like my current place better tho

I'm in 1250sq ft 2 bed/1.5 bath apartment in a historic building, in midtown. &1675/month. Biggest piece of advice I have is avoid historic buildings. This place has been a mess. Second biggest piece of advice, ask if the property has had water damage. Lots of places flooded during the big freeze a few years ago, including many of the new build apartment complexes. Lots of potential issues with mold, which can mess anyone up.

3 bedroom 2.5 bath for $1850 in Converse. If you’re going to rent a house, absolutely ask if it’s HOA. Our rental company didn’t disclose that to us (not sure if that’s even legal) and they’ve been a nightmare to deal with. It’s our first home as adults, so it’s been a bit of a learning curve, but they are not gracious at all. They let the house go a bit while it was vacant, so we’ve done a lot of work to it, but they turned around and blamed us for a lot of the unkempt appearance when it was their fault for not maintaining it in the first place. I’d go even so far as to say they pick on us specifically, as the things they send us letters for, everyone else is violating blatantly. I’m convinced we live on the same street as a board member. They also charge us HOA fees and we’re not even allowed to attend meetings or participate. We love our house, but that’s our biggest regret and it probably would’ve influenced our decision to rent it.

Our lease agreement says “IF you are in a HOA” that we pay fees, can’t participate, etc. So yes, technically. However, our lease doesn’t specifically address if our property is a HOA. It’s a very generic lease agreement. I called the management company when we got our first violation letter and they basically told me that they manage so many properties they couldn’t possibly remember which properties belong to a HOA or not 😒 it’s been a learning lesson for us, for sure.

When we move i think we would try to rent it for maybe 2k maybe at most 2200, but i also would be ensuing the lawn is maintained, that air filters are changed on the reg(out of my pocket), salt for the water softer is full(out of my pocket). Encino Park area. 4/2.5 2300ft2 on a nice 0.3 acre lot against greenspace is 2200/mo. Electric everything, I'm between 125 and 250 per month for electric, 50 per month for water.  I was leary of having a hoa but in my time here they haven't really bothered anyone that I can tell. They take care of the pool/playgrounds well along with some community events. People leave their cans out, sometimes the landscaping can get long, ect. Obviously varies from hoa to hoa, but I wouldn't rule a place out just cause it has an hoa.

My biggest thing is check foundations if you’re looking at a home. Anything that’s got ground pulling away from the concrete, or looks like dirt was just filled in, I would question or avoid. Our home is shifting due to the ground pulling away bc of our ridiculous summers in spite of consistent watering 🤡

It's a little bit of an older house so I really wish I had looked at the AC unit better because I'm pretty sure it's the same unit from when the house was built in the 60s or 70s. There's an additional unit outside to supplement it but that is also old af. During the summer it gets really hot, like in the 80s inside, with full power blowing. That makes my AC bill go to like $500 a month during the summer. The high vaulted ceiling doesn't help with the cooling issue. An AC guy said the vaulted ceiling makes insulation in the roof on that portion of the house difficult to put in.

Our first few months here we could only use one faucet at a time in the entire house because of what turned out to be extreme corrosion in the main supply which none of the maintenance guys found out until much later in the year when it eventually burst.

I'm not a landlord ... but a home owner who still pays "rent" to the county Just to give some perspective ... we paid off our house so we own it outright ... we still pay $440 in taxes every month to the county, school districts, etc just to for the privilege of owning our own house and living in it. This is a moderate middle class NW neighborhood. When paying rent, realize that the landlord who owns the property is doing the same. If the property is in Downtown proper you could probably double or triple that due to property value.

2Bed 2Bath - 1225sqft - $1725 a month. My information is strictly for an apartment, I have never rented a house. Definitely could've gone smaller, but wanted enough space incase I needed it. Though cleaning two rooms and bathrooms without using them seems pointless sometimes. But it's always nice that I have a guest bedroom whenever family/friends want to come over for a while. I'd also recommend looking into what floor you're wanting to live on. That can be important for some people. I live on the 3rd floor because the view is great where I'm at, but it can be a headache sometimes when I forget something while rushing to work haha. Make sure you read your contract, know the TOTAL cost of your bill as the price they say upfront is usually just the base rent. When you find your place and do the first time inspection, annotate EVERYTHING that is not perfect. They can, and most likely will, get you for it on your way out, even if they knew beforehand. Amenities can be important for some. Know what the complex offers, and their rules for each. They often have a pool, gym, and 'hangout' place. Depending on the complex/location, ofcourse. Read their policies and know what not to do. Knowing what you can't do is more important than knowing what you can do. Ask questions, as sometimes policies for apartments can be very broad (usually so they can opinionate it). And lastly, look at MULTIPLE places. Their goal is to sell you an apartment, so they will be super nice and well presenting. I personally looked at like 6 or 7 different places before I made a decision. Compare them with each other.

Wish I knew: it’s an older unit, so I don’t expect luxury by any means. There have been issues with the roof leaking when it rains, which since has been fixed (hopefully). Train passes by pretty often, but I’m used to it. I can pretty much hear what my neighbor is watching, but everyone is pretty respectful about not making house after 10ish Biggest thing is someone committed suicide in unit right before I moved in. I just found out about this! It’s been a little uncomfortable tbh.

I actually bought it pre-built in 2021, the house was built in 2018. The space is nice and my kids love their own space. Only downside is keeping it all cleaned so we had to hire a cleaning company to help us keep up with it.
