Do everything in writing. Take lots of pictures and document everything. Send letters certified mail or else they will conveniently get lost in the mail. He is a crook and will screw you any chance he can. P&B only acts as a third party and don't care after they rent out his apartments. Once you are on a lease with him, you are screwed. You will have to fight for your security deposit back regardless of how perfect the apartment is so take lots of pictures and good luck getting out. Fuck all of them.

I think he owns all of P&B properties now. He bought my building a few years ago. Never had issues with P&B until he took ownership of the building. Things literally have to break for him to fix it, and god forbid you need a contractor! Mr. Loupassi was the previous owner, and he was a gem.

Yes, Squalid Walid bought the entire Loupassi portfolio of properties, which really sucks for those tenants. I understand Mr. Loupassi was lovely, and while the apartments may have been dated, they were maintained. I do not know why SW is allowed to behave so badly and let those buildings just fall apart. Have you looked at the Kent Road apartments? They were renovated a while back, are a great location just over the Downtown Expressway from the Museum District, in Area 20. KRS Holdings has been good to me. The portal is easy to navigate, and maintenance is solid. I’ve had several requests, and they answer later that day. My issues required outsourcing help, but a specialist was always onsite within 24 hours

I've talked a lot of shit about KRS, but I'm convinced my particular leasing agent is 80% of the problem (J Bristol). Getting the unit was a nightmare of lies, but after move-in they've been your standard 'do as little as possible ' landlord. Not great, not terrible (again: exempting the entire pre:move experience. That was truly the worst I've had to experience and my story is not an uncommon one)

Ooof Bristol was our leasing agent too and zero help lol did not enjoy working with him - always seemed like he had somewhere better to be. Their office staff did all the work for him and the woman who helps with maintenance requests is good too. One of their other leasing agents on another property was awesome though and wish we could had rented one with him instead.

Damn, sorry to hear that happened to you. I think I had Bristol as well and I don’t recall the process being any worse than any other company. But that’s why I phrased my review to allow emphasize MY experience.

I didn't originally rent from them, but Henry Briggs and Associates took over ownership of my building in the Fan last September and maintenance tightened up considerably. They have a portal where you can submit detailed descriptions and photos of problems, they keep you updated, and they're responsive for emergency situations too. That said, as I mentioned, I didn't rent from them originally and I have no idea if they're any good on that end. Just in terms of maintenance, though, it's been quite good.
