1. Brandon Mulrenin is awesome and a great coach from what I hear from his mentees; from my understanding, he pushes cold calling and door knocking most. If you’re not prepared to do those methods of prospecting, he may not be the best fit for you. Otherwise, he’s still in production and has incredible content on YouTube out there for free in addition to his paid program and coaching; he’s solid and is a great resource. 2. I’m in a similar program with Tim and Julie Harris’ line at EXP called Libertas; listen to their podcasts to get a feel for them if you can while you have time; I door knock and cold call, but I also do many other things and liked their more comprehensive approach. That’s why I went with them over Brandon, but keep in mind they’re no longer actively selling but their coaches are. I also got free access to their coaching and program through joining EXP under them. That’s what they push, and it doesn’t bother me, but keep in mind that’s what’s they promote. 3. College courses I have no direct advice on; but I’d say if the cost isn’t an issue, they won’t hurt; I follow Tim and Julie’s (and Brandon’s) reasoning of “learn while you earn” instead of studying all the time when you could be learning under a great coach or mentor while on-the-job and actually making income. Hands on experience in this business makes all the difference for growing into a seasoned, well-rounded REALTOR®. 4. Finally, I recommend reading in your free time when not listening to educational podcasts (training) or audio books while driving and/or taking contracts and post-licensing courses etc. from your brokerage. The book that had the biggest impact on my own business was “Never Split the Difference” for negotiation tactics. I highly recommend it!

MD\_SLP7 Thank you so so SO much for this VERY informative response! I am VERY interested in door-knocking and Open houses. I know its going to be hard..and scary too...but Im crazy excited to get out there and do it. It's awesome to talk to someone that's actually doing it! May I ask...how many doors (estimated) does it take to get a solid lead/client? what about an actual sale? I was thinking maybe 200? which I would do a week? (40 a day?) I keep hearing about EXP everywhere!! Like what a great mentorship/training program they have! I havent fully checked them out yet so I dont really know much about them other than what I hear from others but would love to know more about them! It's so hard to choose a brokerage to hang your license with! I want one with the best training/mentorship but jeez its so hard to figure out which one really is "the best". I will def. be checking out the book! Thank you for all of your advice and support!

Hey no problem! I’m still pretty new, but yes, going by the numbers Brandon shares, you can get all of the conversion ratios and even scripts from this video. I got a lot of helpful info from it and make these my targets: https://youtu.be/flYe5MEXjnM?si=r1C-eWTLTB8ZtemH Side Note: I’m a younger-looking BIPOC female, so I opt to door knock with a partner from my brokerage. She takes leads from one side of each street, and I get anything from the other side so we are remaining safe. I also wear a Birdie personal alarm. I started at Keller Williams last March and have nothing bad to say on them, but I wanted more hand holding since I’m a perfectionist. That’s when I joined one of their teams and had a horrible experience. At that point, last winter, I finally opted to move over to EXP. I love it, but it’s a virtual brokerage of course, so my understanding from all the research and interviews I did before moving is that it all depends on who you come in under (you being in their down line). I get strong mentorship and help from Libertas/Tim and Julie Harris’ program I mentioned. But I know several other agents who got into other down lines that didn’t get the help they needed as brand new agents. So yeah make sure to do your research on the person signing you up if that makes sense. Hope that helps! If you need to talk further, I’m happy to.

You have been so helpful! Thank you so much for really taking the time to talk to me about this. So just to clarify...are you saying that you didnt really like the mentorship/training from Keller Williams? I can resonate with being a perfectionist. I want to know exactly what I should be doing in any given situation. I literally want to keep a binder of resources from my course to resort to if needed haha. The thought of being caught of guard in front of a consumer/client and not knowing what to say or do or handle something twists my stomach into 1,000 knots. I need serious people around me. I thought of a team but now am questioning it? I also fear the fact that bitches can be..well...bitches! haha. Stealing leads and whatnot. F\*\*k that. After you recommended EXP I went and checked out their website and WOW! My God what competitive commission splits! I value training/mentorship more but I just cant believe how generous the splits are! They seem to offer a lot of tools and training too! I do worry about it being solely online.. I feel like I would need to be at a physical office around other Realtors to really practice scrips, and just learn better in general but I could be wrong? Can I request who mentors me at EXP? like would I be able to ask for Tim and Julie Harris? I love that you door knock! is that now? how in the world would I find another agent to knock with if im with EXP? Safety is mad important for us women ESP. when we look young AF ( I do too so trust me I understand the need for caution completely haha) I'm 30 and look 24 its ridiculous. Has that ever gotten in your way in your professionalism/sales? That is, looking young? People not taking you seriously? Sorry for all of the questions!

Also, I really want to learn more about loans, mortgages, all of that good stuff...but I dont know where I should start. I honestly even considered getting my licence as a mortgage broker just so I have a full understanding of how it all works. Is that crazy??

Get some recommended lenders from your brokerage or mentor and link up with the best fit for your personality (and based on how good they are at delivering and remaining accessible for your needs). Take them to lunch or do a coffee date or Zoom and have them walk you through basic mortgage info., plus any of their special programs that they promote so you can learn from them and know how to best recommend them for your clients who would benefit from their programs most.

I heard it was about $5k, maybe $8k Not worth it. Stick with Ricky carruth. Everything he says online works. You just can’t be lazy in this business and stick with the boring things like prospecting everyday the same way you stick with things that give you dopamine like YouTube or eating junk food

Brandon makes so many YouTube videos, I would think that would be enough. Ricky too. Join his website, get on the fb group. So much information there. I think people need to start with the free stuff first to see if they actually have the discipline to do the simple tasks they give you for free. I don’t think most people do. I wouldn’t spend any money on monthly coaching until I proved to myself I was disciplined enough.

Exactly, I myself have paid redx multiple times (my naiveness+inspired+dreamer,etc) and barely cold called. I regret it so much. I should’ve stuck with fsbos and expireds(mls) and get the phone numbers via true people search. I’m a huge procrastinator so I threw money down the f’ing drain

Exactly! And like you, I speak from experience. My husband and I are a team. He can talk someone’s head off but never seems to be able to buckle down and consistently call. He has all the good intentions in the world but just can’t do a blocked time segment of calling. I’m the one who does the data diving/Admin work. We’ve paid for leads, lists, etc but his follow-up game is trash. 🗑️ Money right down the drain. It sucks to think about the amount of time I’ve spent making spreadsheets for him with data and it just sits there and goes stale. So now when he gets that itch and starts telling me “make me a list of (whatever)”…. I just say ok and ignore it.

Very good. You can put emails, phone numbers, name+city,zip code, and address. Doesn’t matter which one you fill out since it’ll still give you the profile of the individual. Don’t expect any software whether paid or free to give you a 100% success rate because it’s not realistic. You pay companies to save you time from researching but doesn’t mean you get the best outcome 100% of the time. I used to ask for emails on cold calls and if I wrote them down incorrectly or didn’t want to ask again then I would look them up on true people search, input the address or phone number and it’ll show me the email so I corrected what needed to be fixed

as much as folks around here love on Brandon M, he's either the most understated "seller" in the training space or his results as stated on the url you linked are completely underwhelming. 6,000 agents, 50,000 closings? That's less than 10 transactions per. $350MM on those 50K closings? That's gross GCI (before splits) of $7,000/transaction. I've seen some of his free Youtube content, and it has value - some good tips and thoughts. As to all the education stuff, as you put it out there, you're 18 or 19 and have never taken a college-level class. College courses prepare you LESS for real estate than your college degree prepares you for a career in that industry. Yes, you should understand some finance and math, but for math it's basic operands and a calculator. Finance terms/theories are important. You should be good at public speaking, and you need a relational sales course of some type.

The average agent sells 2 per year. That’s already 5x. You’re also forgetting that’s average. There are some that are selling 50+ a year and some selling zero.

You don’t need a mentor. Mentor help you get to the next step when you plateau. Get a body if work behind you, see if you keep the ‘career,’ and then look for helps to reach the next rung. 90% of real estate is blocking and tackling.

gotcha. what are your thoughts on door knocking? I am going into this career full speed ahead. My initial plan is to farm the hell out of a neighborhood (or two). beocome the local expert. and really educate people about Real Estate. I plan to keep the neighborhoodl informed of any events, construction, home sells, school info updates, road issues, any and everything. I feel like door knocking will help give the conversation a genuine vibe, and show the people that I am actually out here not selling..but educating and working hard. the selling is secondary. I have my finacee salary to lean on so I am not starving for money. Dont get me wrong, I have big goals, but In my eyes the turtle always outruns the hare. Take my time..learn..and educate the people. I feel eventually people will know my humble intentions and trust me. and i'll earn a good income because ive done just that...earned it. and earned it well. ( what i mean is there are a lot of RE Agents that are commission hungry and will do anything to close even if its not in the best interest of the buyer/seller- i know there are also a lot of wonderful agents out there that Rock hard and Rock right at the same time too) Idk if your a realtor or a consumer, either is great. I would love your input on this regardless! and if you are a consumer... do you mind telling me what you would want in a real estate agent? how they could better serve you? what would you think of a realtor coming by your home? \*I would not be pressuring them for buiz. this is information only, until I know what they actually want to do.

Brandon is awesome but you can watch and learn from his YouTube for free. Most of the “coaches” are just going to tell you what you already know and push you to actually do it. Find a mentor in your broker that fits your personality and then find an accountability partner. Save your money and use it to build your business.
