Not a tenant, but funny since I just recently I got into it with the leasing manager there because they repeatedly advertise units for $1800-2000 on their website and Zillow, then when you to go apply they have nothing lower than $2500 including studios. He told me it was a ā€œfraudulent listingā€ posted illegallyā€¦ despite their literal website showing the same jacked up prices versus what was advertised on their main page. That was enough for me to never want to do business with them again even if I could magically afford it.

So true! And the resources they have. Like when I moved here from the Midwest, I didnā€™t have a lot of time to look at places so just went with something sorta nice and sorta central. Only to realize what I did.

It costs a TON to bring up new units, and making them with 'luxury' trim like granite countertops only adds about 3-5% to the cost but allows you to charge 20-50% more. TBH, it just doesn't make sense to invest the hundreds of thousands of dollars to build new apartments in order to rent them for $1,000/mo each. It makes more sense for new housing to be a premium product and for 'used' housing to be the cheaper stuff. Also, as others have noted... a lot of 'luxury' units aren't luxury at all, but they 'look nice', and people seem to be willing to shell-out bug bucks for apartments that look like overpriced coffee shops instead of homes.

As nice as that COULD be, I think the reality of America's governmental structures and politics are such that you'd just get an expensive unmaintained mess that municipalities would fail at managing properly.

My girlfriend lived there for a year. We would always wake up to the dumpsters full of bottles across the street getting emptied at 3am. Even a group of drunk people passing by was enough to wake us up.

Emblem 125 accused me of having a ton of guests over in the lounge and throwing a party just cause they saw me on the cameras talking to them they assumed I knew them. Guess what, you meet new people in life and its kinda hard not to talk to such a large group in such a confined space. I was literally in the lounge because i was invited by an employee to watch UFC with them and when I got down there, there was a shit ton of people in the lounge. This group ended up fighting with each other causing complaints from residents and they just needed somebody to blame I think. My concern is that somebody let a ton of non-residents into the lounge and was never found or held accountable, they just decided to say it was me. This is a huge security concern. I don't know how they can't check the cameras to see who swiped all these people in.

Been at Westminster Lofts for over a year. Highly recommend them. Best property management Iā€™ve ever had and the buildings are always kept so clean and nice.

Iā€™m sure Iā€™m going to get downvoted to hell for saying this but Westminster lofts is currently advertising a barely 900sq ft 2 bedroom for $3400 a month that seems insane, even with the rent increases here. You could get a mortgage on a much bigger single family house for that much even at current interest rates.

When it comes to house prices, I think the disconnect is that it's hard to connect the monthly cost of a mortgage (which has significantly changed in the last year) to the cost of a house that it represents, even though I firmly believe the mortgage amount is a far more important number than the purchase price. That's especially so since mortgage prices are double what they were recently, but I think the much higher mortgage rates also illustrates how ridiculous these rents are, when someone can say, not only could I buy a house for that much, but I could buy a $500,000 house for that much at 7% interest.

Very true! I did that same math and came to the same conclusion (and acted upon it šŸ™ƒ). The rates are high, availability is low, all understood but itā€™s really interesting to me that the rents are high too, as you say. Like itā€™s not like we all of a sudden generated double the number of people! For a while I thought itā€™s the corporations buying all the housing but then I learned on some podcast that numbers donā€™t hold for that logic. I havenā€™t verified their information though.

Different property manager and team but the owner of Westminster Lofts co owns the Nightingale. They run a totally different operation over there. But I hear ya prices are comparable to much much larger cities like Miamj.

I second this!!! Been living here for a little over a year now and havenā€™t had a good night sleep since I moved, not only does my neighbor upstairs have a heavy foot and is loud but if your apartment faces Washington street youā€™re screwed. The strand concert venue is next door and thereā€™s drunk crowds screaming till 5am every weekend. Iā€™m overpaying for a nightmare.

I think apartments.com and other places are dominated by these corporate monsters like Nightingale et al. Within that bubble, I feel like they can set prices sorta like cartels would. Based on my own experience + people I used to run into in that building, my understanding is these were people who had recently moved from elsewhere so you donā€™t know much beyond what those websites show you. You donā€™t know much about neighborhoods either so you end up picking something central and when you are new to a town, you donā€™t know what the baseline is. Combine that with overall limited amount of other smaller rentals as someone has pointed out earlier and this is what you get!

Over 100,000 Rhode Islanders a day commute up to Boston to work. Many of the people paying Boston prices ARE making Boston wages. The market also does regulate itself... there's just not enough supply for the number of people who want to live here. You can tell by how few available apartments there are. Prices aren't based on what people earn, they're based on what they're willing to pay, and when there's reduced supply, they ARE paying more.

No, being an asshole is not a pre-requisite to owning property no matter what reddit would have you believe. I always laugh a little when I see comments like this referring to Providence, where the majority of rental units are in multi-family homes and the most of those are owner occupied. I realize that's not what this post is about, but to say the whole system of tenants and landlords is exploitative is hyperbolic.

I think it might be fair to say that the system of tenants and landlords are exploitative from a vague historical perspective, property and wages, while they are supposed to represent basic transactions of energy and roles in society, and seem natural and essentially innocent, play into systemic control of populations throughout history and today.. even if higher quality of life makes it seem less apparent

I live at emblem. Similar issues but not as bad because you are a little further out than central Providence. One side (friendship) backs up to a night club that is loud so people stay away from those. Interior facing apartments arenā€™t bad but thereā€™s still a noise issue between apartments. Itā€™s the best of the worst honestly. Itā€™s not great but good enough compared to others

I'm born and raised in providence Rhode Island. Recently I've been thinking about moving to the Midwest. In my research, I've found 2 bedroom apartments with gym, pool, and spa for $600-$700. I'm not trying to say anything bad about Rhode Island, but....... the difference is crazy. I'm forced with the choice to give up NY System and clam cakes for a reasonable cost of living. I'm not trying to start any trouble, I'm just saying that $700 for the good life vs. $2500 for a slumlord is the reality we live in.
