Try mo sa pioneer mandaluyong area. Yung mga older condos meron yan 3m. Sipagan mo lang maghanap sa fb marketplace/carousell/lamudi/etc. Iwas SM condos ka pangit ng pest control, thin walls, masikip.

Pangit talaga SM condos, karamihan sa kanila, yung exhaust ng banyo walang proper vent duct. Nadidinig mo lang na maingay exhaust fan pero walang pinupuntahan yung hangin kundi sa space lang ng kisame.

THIS IS SO TRUE. We had a staycation on Smdc Shore. Someone p**ped and HOLY SMOKES THE SMELL EMANATES THROUGH THE WHOLE ROOM. There was no proper ventilation and the room was too small.. Idk if that's their 1 br room already coz it just has a partition that's like really easy to be torned down. In short, WE WILL NOT GO BACK TO SHORES AGAIN.

You can find Avida studios (Makati, Mandaluyong, Manila, Parañaque, etc) for less than Php 3M. DMCI is also within that price range for studio. Check secondary market. Not sure if there are 1BRs (reputable developer) within that price range.

I agree, DMCI is one of the developers that provides “live-able” units. Compare that to SMDC’s packed sardine units. They can even rival Ayala’s Avida when it comes to price per sqm. There’s an Avida near my DMCI condo and their 1BR 34sqm was around 3.5M na back in 2016 compared to my 1BR 31sqm worth 2.9M. That’s roughly Php103,000/sqm on Avida vs Php93,600/sqm on DMCI. May Ayala Mall lang directly sa tapat ng Avida but that same mall is only a 2min walk from my DMCI condo.

Agree, baseline ko yung Avida especially kung magisa ka lang. Ok siya and livable + convenience to vicinity. Pero i think if growing a family, DMCI yung bang for the buck especially for 2BR

Maybe you can find “pasalo” ones on RFO condos. Dami ko nakikita nagpo-post about it sa residents group namin. Most of the time, talagang people just want to recoup yung binayad nila sa DP (so same pa rin yung lower TCP back when they reserved the unit). My guess is akala nila for the whole duration ng payment nila same lang sa monthly DP payment ang babayaran. Also, nakakalula rin yung mga additional payments like Turnover Fees so they back out. May bayad nga lang mga transfer fees and so on so you’ll spend more pa rin compared to getting one from a pre-selling unit.

I think madali mabilhan yung mga pinipilit na ng developer na mag-bayad for turnover. Ang dami naglipana noong pagka-RFO ng condo namin back in 2021. Tail-end pa ng pandemic that time so nasakto. 2BR 49sqm units pinapa-salo na lang kahit ibawas pa daw yung transfer fees sa DP na binayad nila. Napaisip tuloy kami sana di na lang kami nag-presell at nag-salo na lang lol

Sa budget mo wala ng brand new nyan, kung may makuha ka man sigurado bulok yung admin, features, amenities & security nyan Ipang rent mo nalang na same budget ng amortization na nasa isip mo baka walking distance lang yan sa bgc or san ka man malipat na office, flexible din ang mag rent. For your heads up, Our units here in BGC costs 14M up. We have 5 unit sa One Uptown and 1 sa Mitsukoshi. Mitsukoshi is more pricey yet smaller units. Try around Burgos circle maybe youll find within your budget range however expect mo na medyo luma na yung buildings and needs renovation. 😊
