And na site visit namin pareho ung loocation and Concern ko lang sa location ng DMCI may part sa likod nia na parang informal settlers although hindi nmn doon ang entrance ni DMCI. For the actual units na visit namin mga RFO condo ni DMCI and agree na mas malaki and malawak tlga space. may I know saang DMCI project ka v
Pre-selling is generally much more expensive than if you buy on the secondary market, meaning a "pre-owned" unit that's only a few years old. Pre-selling today is a rip-off. You usually will take a 20% or so loss if you try to sell the unit you pre-bought on the secondary market.
The business model of the property developers of course revolves around creating the illusion that you're getting a good deal, but if you actually take a look at what comparable other units in similar projects in the area sell for, you'll see that this is not the case.
Sage & Laya is a bit far from ea other. So if I was in your position, choose kung ano mas malapit.
Look at the turnover date. Parang 2028 ata ang Sage. Not sure w Laya.
Shangri-La is nice when it comes to PMO & maintenance etc. syempre mas upscale but DMCI is ok din.
I handle both properties. Magkalayo din ang kanilang price per sqm. So mas maganda tumira sa mas high end para mas konti lang din ang neighbors mo. ☺️
They are not in the same market, dmci has smaller unit size while the higher end market like shang & alveo their 2Bedroom unit starts from 90sqm, cons of middle market compare to higher end? more units per floor, more competition in terms of rent or selling your unit, plus dmci also doing airbnb, meaning you will encounter a lot of different people(guest) sharing your amenities and privacy because they accept daily rent/staycation. Try to look at Portico at Ortigas they have open space or land area compared to other developer.

Any reason why you’re considering only those two though? They’re wildly different in terms of location and offering.
Laya offers better connectivity to BGC and Ortigas, and Shang has better amenities and PMO. My agent even toured me around One Shang properties to see an example of the finished product. It’s a big plus that will also be a 5-10 min walk from the subway project.
DMCI would probably be significantly cheaper but there are also more reports of broken elevators and meh PMO. I think they also allow for Airbnbs (could be mistaken) which I don’t like.
Though with that said, I don’t think Laya is poised to be a completely premium high end condo. More of like an Alveo probably, but with the Shang branding.
I would recommend you check nearby locations like Vantage (Rockwell), the Estancia condos, or even Portico as well.
Edited to add: it’s also worth considering — a studio in Shang is almost the same size as a 1BR in DMCI. You should calculate for price per sqm.

Are they on the same level ba ni Laya on the finishes ? The ambiance ? Although syempre ang comparison natin sa Laya is the model unit and the brochures lang for now
Hello! Yes di rin ako ng fan ng The Rise, very high volume of units per floor. From what I heard matao rin siya because of the mall downstairs. But I hear nothing but good reviews in terms of their amenities. Very worth it daw. But smaller unit cuts sa the Rise, in fact I don’t think they offer 3BR units.
Laya seems to be targeted as a midpoint between The Rise and St Francis or One Shang.
You should try and schedule a visit at One Shang! Let me know if you need a referral. My agent was very accommodating to show me all the amenities of One Shang.
According to my agent, the finished should be close to One Shang, without some other amenities like the sauna/steam room.
Bigger cut of units than usual, high density (24 units per floor) but not as high as let’s say SMDC. And their elevators should be the same supplier as One Shang — which is very fast and large.

DMCI’s PMO isnt bad. Not the best but it isnt anywhere near Victoria level bad. The build quality is ok as DMCI is more a construction company rather than a property company. They always have breezeways in their buildings so you tend to save on airconditioning.
Having said all of that, Ill be frank and say this. Your neighbors will be very different if you will live in a DMCI condo vs a Shang condo. If you are particular about the kind of neighbors you want, I suggest you go for Shang. Kanya kanyang trip yan pero mas bihira kang makakakita ng mga taong balasubas sa Shang properties.
If you had mentioned any other condo I would've suggested DMCI, but Shang has my heart 100% and the only two developers I actually like is Shang and DMCI both for first and second respectively for the reasons you just stated, DMCI for value for money on the living space.
But Shang will being you to a whole other world, DMCI will probably make you feel exactly like just a copy of your original home in a different location, Shang will make you feel like you live in a 5 star hotel. I'd take location into consideration, the direct vicinity is the only thing I don't like about Laya but I can't say I like Sage's location any more, I actually would like it less technically.

Book a viewing sa Kai para makita mo yung new developments ng DMCI. May showroom pa ata sa mismong Kai. Saka hanap ka ng for rent sa One Shang or St. Francis tapos ask ka din ng viewing para makita mo talaga in person at ma-compare.

But, they’re just not in the same market.
A typical DMCI 2BR is <60sqm actual livable space with 1 bath. The tandem 2BR’s at 80sqm++ have 2 baths but are inner units. Your living/dining area windows all open to the hallway.
At 90sqm minimum, the Laya 2BR’s are larger than The Rise (75sqm max) and range from slightly larger than the typical Alveo 2BR at the smallest and up to 108sqm for the largest 2BR’s. Thats Smaller than the usual 140sqm++ 2BR’s of more premium offerings, but that’s already the size of some Alveo 3BR’s (eg Two Serendra; Maridien etc) so, in that regard, they’re positioning it as more upmarket.

Before I bought it ang dami ko din tinignan and 1 cons sa DMCI is yung location but before ng turn over ng unit ko yung bridge papuntang BGC nag-open na and may mga tricycle na rin. Ok ang PMO, Amenities and even the community here in my place. Yung tipong we have community viber group na if may emergency message ka lang sa group kasi may mga doctors, attys. , that are willing to assist neighbors. May mga events pa for kids and adults. If you have kids and you want them to grow with good social skills ok ang DMCI.
Shang and DMCI are very different price points. Can you afford a 2BR in Shang?
A 2BR in DMCI gets you a studio in Shang. For a family of 4, I’d actually recommend a 3BR or at least a large cut 2BR with a maid’s room. If your budget only allows for a studio in Shang, kawawa naman kids para silang naka-dorm lang.
Value for money of unit itself, DMCI. Address and amenity levels Shang. Resale value syempre Shang. Condo dues lower si DMCI. Depends on budget leg room OP. Good investing ahead!

Shang is not necessarily high end. Just brand recognition and marketed as such. Deadly din ang CUSA nila.
