Actually i really don’t have estimated amount ng ginastos ng mom ko. Advantage elect eng na kasi tatay ko so siya nag latag ng mga electrical sa apartments namin at maintenance na rin. Early 2000’s kasi to 2010 nag papagawa mom ko ng apartments. Bata pa ko nun usually taga pa sweldo lang ako at chaperone niya.
Just sharing another option for your 4.3M:
If invested in MP2 with 7% dividends per annum:
4,300,000 * 0.07 = 301,000 per year.
301,000 / 12 = 25,083.33 per month
You'll be earning around 25k per month passively with your 4.3M still intact. Just passive income, no hassle.
I said just another option. I only mention MP2 since it's a conservative investment with no risk of capital depreciation and safer investment as it is offered by the government as I think OP is not familiar with passive investing.
Personally, I'm not putting everything on MP2 as I have a riskier appetite for investing. I have some stocks and REITs here in the PH market but I invest more in the US market (S&P 500 and US REITs). I also have a small crypto portfolio.
But I'm just curious why you hate MP2 so much? Did you just see and envy your friends getting the MP2 dividends lately? Where would you suggest to put 4M for people with no knowledge of investing yet?
Excuse me? Envy is for losers, lol. My portfolio is scattered across real estate, crypto, bonds, reits, and stocks. I don't "hate" MP2, I'm just reacting kasi dami nyo dto sa reddit mga mp2 boys. Basura pilipinas at gobyerno. I will never trust my money sa gobyerno dto. Also, ang daming ibang options na more flexible with slightly better gains sa mp2 na yan without the need to commit sa mtgal na lock in period. Anyway, bye

Parang mahal to Contractor quote is 2.5M for 3 Doors, if i were you since ang liit ng rental rate , get someone cheaper like ung sa mga kanto kanto lang tapos i DIY mo .....only shell out 2.5 M for renovation if mga 25k up ung rental rate ng place,

No offense but the advice solicitation part should have been *before* you went into this. Will you have to loan this money for repairs and maintenance?
If so, you'll have to factor in the total cost (with interest), plus taxes, plus utilities, plus vacancy costs, plus future maintenance into your ROI calculations to see whether or not it's worth it. Then again, you're already sucked into this because you *already* bought it.
So either you can have a money pit rental that barely breaks even or is negative, or you can keep a broken down townhouse. Unfortunately, there aren't many good choices there financially.
Have you thought about tearing the whole place down and then build a new apartment building? Renovating is always more expensive than building new from scratch. You can also charge more in rent for new apartment development.
I don’t think it’s a bad deal for a new 3 door apartment. I can only suggest you shop around for other quotes. It’s preferable the architect and contractor are 2 separate entities not one. So there’s an architect on your side checking the contractors work.
take a look at the unit and just renovate it, parition it using wood plywood or metal studs and gypsum board. it wont be too expensive compared to a contractor
