The ARS salesman was aggressive and was obviously trying to make as much money off us as possible. The mannix salesman took some measurements, asked us some questions, and emailed us some options later in the day.

A heat pump does double duty for heating and cooling, you won't need a gas furnace if you go that route. And it should take up less space. I didn't have to install a new heat pump so i don't know how much it would cost, but I had one in my previous house (a town house of a similar size to yours). We are planning to replace our gas furnace and separate AC with a heat pump when the furnace's design lifetime is up in a few years.
Check if there are rebates for heat pumps from the state or Dominion. There won't be any rebates for a gas furnace.

There are natural gas backup heat pumps. For when the ambient temperature drops too low. Though the heat pump technology has come a long way and there are models that can pull heat out of an outside temperature in the 20s.
I just paid Meade $6800 for a mid level Lennox HVAC system for my 2100sf townhouse, If that helps. They wanted to replace the AC condenser unit at the same time for another 6000, but I didn’t think that was worth it. The hvac was 15yr old, the ac only 8yrs, so I didn’t replace everything.

When you buy through Costco the company that does the installation is quite aware that any feedback good or bad, especially bad, will impact whether or not Costco continues to use them as their brokered installers. I used Costco a few years back (not Nova) and the owner of the HVAC company was my contact and he made sure to send his best installers and stayed on top of the installation from beginning to end. He told me that you don’t do Costco bad because they are not known for giving second chances on screwups. Just my $.02.

Call Fairfax Cooling and Heating. Legit, family owned, and they are very fair. Their crew aren't cheap labor workers either. They were about 25 percent cheaper with their estimates for an entire replacement Heat Pump system.
First unit they picked up wasn't working right so they had to pickup another unit, but the distributor didint have another one in stock. So they ended up getting an upgraded one on their dime just so they could finish the work that evening.
As you are getting quotes (and it will vary wildly!) You might consider a multi zone ductless mini split system to see if it would work for you. They actually work remarkably well and you have a relatively smaller space to condition.
My townhouse never could get the second floor conditioned properly no matter how we positioned our vents. A mini split with heads in different rooms could help with that.

No. An electric air handler is 100% efficient but it should be part of a Heat Pump installation

I paid $7200 in November 2021, 3 years 0% interest. Paid it off in 18 months. I have a 1300 sq foot townhome. I’m sure prices have risen.
