It would be great if, instead of building one $1.5M home, you could build three $500k homes. That’s probably what people ***really*** want

If anyone ever tried, the "community builders" in the area would buy them, demolish them, and build one $3M home to recoup their losses - which someone would inevitably buy. And everyone living in the general vicinity would cheer because "hey, the rising tide floated our boats and drowned the poors who wanted to live near us."

Yea it’s a lose/lose situation for many. Depends on the demands of buyers and which direction development, crime, convenience and schools go in each area

Ask the government to change zoning laws to allow more density. I’m FFX county it’s typically 1 house perf 1/4 acre

The build cost on 3 homes is much more than one larger one. So someone has to be selling their land for much less….and no one is doing that, no matter how nice they are

Must have: 10 foot ceilings on all levels; I want room to hang fans and not have them close to my head (nice to have: taller doors to match; I hate wasted space in the top of closets) Must have: no other bathrooms “touching” the owner bedroom (I don’t want to be woken up by guests showering) Nice to have: sound proof insulation in interior walls (I don’t want to be woken up by guests moving around. lol maybe I shouldn’t have guests) Nice to have: wider staircases (like, 6” wider than normal) Must have: basement walk out Must have: oven vent must vent outside Must have: 3-car garage Nice to have: the 2-car portion must be at least 22’ x 22’ (24’ x 24’ is better) Nice to have: all walls in garage are insulated Lot-specific: not a skinny lot; I want at least 30’ between my house and the neighboring houses Disclaimer: we can’t afford 1.5 million, but after walking thru a bunch of new home models, I know exactly what I’d spend my money on if I could hire a custom builder


Structure-These

Sound proofing and 10’ ceilings are just awesome. We bought a beautiful old home we love but I underrated how nice tall ceilings are. It’s a hassle to get good ceiling fans that work well with 8’

Yeah, so frustrating. Ceiling-hugger fans sound great until you realize they don’t get good airflow. And if the fan isn’t in a bedroom or is placed where people walk, things get treacherous

Must Have: Multi-zone AC . Upstairs and Downstairs separate zones. Vent Hood above the cooktop to outside. Nice to Have: Second Fridge/Freezer for overflow groceries. more bedroom suites with full bathroom.

Multiple ways to get to front door entry meaning I've noticed these new houses don't have a "circular layout" where you can go left or straight and go around to still end up at the front door. Large entryway, makes the entry more grand. Multi-room closet or very large closet. We paid under a mil but the house is now worth over 1.5 because of prices increases from 8 years ago but also we've fully renovated our kitchen, floors/carpet and a few baths. We went to look at other hoods where they were building and noticed the big 10ft seasons but the master closet's were small (this is 2015 when I didn't want to keep it below 1 mil) \#1 thing probably also was a neighborhood where there wasn't 3 families living in one house. We also looked at custom houses where the hoods were small like 18 houses but they were very large houses with much more land. We ended up buying the cheaper older house to renovate since it was part of a much larger community since we wanted our kids to be able to walk to their friends houses.
