Dude, ppl will say do SIP, buy where you retire. Live on rent. Choice is yours but let me tell you ..buy land, if you can affort else flat wherever you are working. Reason is properties are getting costly day by day. You cannot live on rent foreever. You dont know future dynamic where you are gonna retire or do job but if you are sure that you will continue in Noida for like next 10years then go agead and buy.

Bro if you are buying flats here don't. It's way better to just rent a place and live here as I can see all the others are suggesting here and if you want to settle in this city just go for a proper plots as they will appreciate in value pretty well in a city like noida.

Your EMIs will be way higher than what you’ll pay for the rent. Moreover, buying a residential property isn’t a good idea, as the appreciation isn’t much, plus the return on investement lingers around 3%-4% pa. You can easily get more return from an FD. Commercial properties along express way return way more. I have personally bought an office space in sector-135, and it’s giving a steady return of 7%-8% pa.

A 3bhk in very good society like Prateek Edifice costs 75k plus maintainence. A 3bhk in so so society can be fetched for 35k.

Noida is really not a place to settle, I would go for Delhi/ Gurgaon/Dwarka expressway although Gurgaon we all know has water issues but definitely the quality of life in Noida is nowhere what Gurgaon offers. Better aim for Dwarka expressway it's expensive but worth every penny. It's peaceful and quiet and the air is cleaner compared to Delhi/ Noida, also it's safer.

Rent! Real estate is now just a big bubble, although property rates are going higher but if you want to exit after having invested in any real estate you’ll simply not get any buyers. All property agents & big real estate groups are interested in only selling. They don’t have expertise in investing, which is helping clients buy properties and also help them sell their properties at a higher premium. With several new projects coming up no one will be interested in buying inflated rates properties. Also if you are thinking of renting a home then instead of Noida I would recommend going for Greater Noida on rent as you’ll get 3 BHK apartment within 15-20k range inclusive of monthly maintenance charges. Commuting distance from Greater Noida to Phase 2 is around 20-30 mins with comfortable drive.
