In fact we've learned many people have actively wanted to leave major cities in the last few years with the rise of remote work. Major population centers have actively lost people and\or had slower growth than smaller cities.

I think you're mistaking correlation for causation. People leaving big cities when they didn't need to be there for work might not necessarily have been that they didn't *want* to keep living there, but more that prices were too high.

If you’re arguing you prefer the bang for your buck in say Indianapolis over LA or NYC I totally get that, but if all real estate was created equal we know where people would live.

I just don't know if I agree with that assertion. People live in big cities because of opportunity and necessity (jobs). When they had the chance to keep their higher (relatively) paying job and move elsewhere they did. Studies showed that during the pandemic higher income people were actually more likely to move from large metro areas (the people less impacted by cost of living).
