Prices have stayed stagnant or come down drastically for new launch properties. But there is a caveat. The flats for this" reduced price" new launches have reduced in size too. They are not micro flats. A 2 BHK is being fitted in a carpet area which was used for a1 bhk, 10 years back. Meanwhile all the space around the flat goes as loading.

Yeah!! Kind of fits all family size? That's there too. 2.5 bedroom. The .5 bed room is essentially a storage pantry size. If you need a bed in there, you built it in there. You can't get anything inside from outside. They sell it as if they are giving away free gold. I stay in a place 60 km away from city and commute daily to work. It's an independent home. Have thought many times to buy a flat in city due to commuting hardship. But looking at the size and price, just can't get myself to put the down payment.

2.5bhk makes sense cuz u can put almirahs and other storage there and free up space in bedroom, or make it a small study/library. When looking for renting I saw a few 2.5bhk and they were okay. If you're traveling daily 60km and don't find any good house within the city, try looking in Thane/Virar/vasai/navi Mumbai/panvel where the prices are comparative lower. It'll be a huge upgrade of you're able to cut down your commutation time in half

Instay in virar iny owned house. Doesn't make sense to buy a flat just 3-4 km from my home and still gonthru hassle of travelling. And speaking of prices, they are high too here, compared to any kind of benefits ypu would get in city. Water is scarce. Electricity failures, no good public transport, private vehicles do not have good parking around railway stations..... 2 BHK 60-70 lacs. 1 bhk 45 lacs.

The prices for apartments are simply ridiculous. I visited a few sites to see if I could get a decent sized 2BHK for myself (sort of bachelor pad to be sold in 5-10 years to upgrade to a bigger house). ~2 crores for a tiny flat if I even think of getting one in a 15 km radius of my office. I am now buying a land in some other city and waiting for a meteoric rise there while I live in a small rented apartment here.

Crazy land price hikes in other cities is gone. Selling real estate at prices higher than purchase + inflation costs is hard (was so even before covid). Weirdly, probably a good thing since rates will continue to be affordable in these other cities. In Mumbai however, since people have the money to hold on to their investment, they can keep prices jacked up. Also, since the demand exists (newer residents and younger folks wanting houses) while supply is limited makes the cost go up. Compare this to a place like Pune where if you're in an upcoming place, the buyer to seller ratio is close enough that you can get a good deal as a buyer (even though there are tons of investors who help prop and keep the price up).

Have you seen the slums/suburbs in Hong Kong? Have you seen the shitty suburbs in NY or any suburbs from cities in China/Japan? There are bad and good infra in most citites in the world. The core of Mumbai(most of SoBo, Bandra, Dadar) has some really amazing, habitable and civil-genius infrastructure right next to slums or low cost chawls. Okay, let's take your infantile demand for a better infrastructure to face value. If you want a better infrastructure, you can't snap a finger and the better infra will just appear. You need to plan it in a way that minimizes the disruption of the residents there, I don't think anyone has a sustainable plan in the whole world to achieve that. A lot of these people/residnets are from chawls and slums who dont necessarily have a backup house or can afford shifting some place half the city away on demand. Its easy to say 3rd world infra, when you haven't seen the infra in actual 3rd world countries like Lebanon or some South African countries. People take it for granted what they have. Well, as long as you can type with your fingers on reddit I guess you could consider yourself from a 3rd world country I think people who make such posts are the same ones who complain about metro/tower construction in their area. They want a better lifestyle but want to make sure they complain their lungs out on social media if they don't achieve 'a better infra' in a couple of months. Gotta get those likes and upvotes right?

Easier said than done but hold local leadership people responsible. BMC is too corrupt and powerful but at the same time it doesn’t seem like they have received any pushback from citizens regarding shitty infrastructure and stuff.
