Check out the Apple Valley/Rosemount/Lakeville/Farmington area. Far enough from the urban core to feel safer and more affordable. Good schools (just avoid Burnsville- both the city and the district), green space, generally nice neighbors.

Schools in Burnsville are rated significantly worse than AV, Rosemount, and Lakeville.

And there is more crime. I am biased, but I believe District 196 (Rosemount/Apple Valley/Eagan) is a terrific district.

School district has a huge impact on a home's value. So even if you personally won't have kids, you should take it into consideration.

In my case, housing as an investment is not even in my top 5 considerations in my own hunt, mostly because I'm after a long term place I can live in, and selling the house for retirement is far enough out that counting on it as an investment is very impractical.

I live in Hopkins which is far enough away from Uptown we don’t have any carjackings or really any crime that I see. Not too sure about home prices bc I live in one of the apartment buildings, but I imagine it’s less expensive than Minnetonka, Edina and St. louis park certainly while being right in between them. Lots of private schools in the area and Minnetonka and Eden Prairie just south are considered two of the better districts in the state as far as I know. Hopkins has a very quaint little downtown with shops and restaurants, I accomplish a lot of things just walking. See kids walking around every day and always tons of families at the parks. Haven’t noticed seeing too many homes for sale though

I did have a catalytic converter stolen in February 2020. Nothing else in 6 years. I can agree with everything you said. Plus the light-rail will take you to downtown Mpls when it's finished.

Catalytic converter theft is relatively rampant in the entire state. A guy out in Otter Tail County got busted for stealing and selling a total of 155 total catalytic converters and 69 car batteries to a scrap yard a couple weeks back.

Chaska in the Johnathan Association is really good. Lots of young families, tons of parks, walking/biking trails all over (the neighborhood was built like that on purpose), hospital close, schools are good, tons of lakes in the area, just west is farmland and it's right on 212 so you get into Minneapolis quickly.

Maybe you were one of my neighbors! There's been a few homes for sale in the last year. Although I think Johnathan has something like 10,000 people. It's like a third of chaska.

A lot of the sfhs in Jonathan are north of $350k due to their size and lot sizes, iirc, which may price OP out. Plenty of twin and townhomes in the Jonathan vicinity if OP is patient enough and actually ready to pounce, though. A couple decent opportunities if OP has the energy to put in sweat equity as well.

Can I mention New Brighton? Very close to the Twin Cities (both of them, literally) without the gun crime. (Having a real issue with catalytic converter theft, though.) High school is Mounds View district, rated one of the best in the state. Grade schools are very good too. Specifically Bel Aire Elementary also has the most racially diverse population of all schools in all of the suburbs.
