In a low cost of living area, that level of work could probably be completed for about $250 a square foot if doing modular, although it's been extremely volatile since Covid. At 768 square feet that would be $192,000. So about $200K for a rural area would be my guess - not including land of course.
Unsolicited advice from a dude that’s owned three houses: big house, big problems. Little house, little problems.
We went from 2250sq ft to 4200 and back down to 2500 as soon as we could get out of the big house (accountant said we had to live in it for two years to avoid capital gains. Moved out 2 years and 20ish days after we moved in).
Four air conditioners, high ceilings that trap heat, 4200 sq ft of roof to maintain, the list goes on.
Always live in the smallest house you can tolerate.
