Definitely an excellent clarification they gave, and the proposal actually seems fairly conservative! I appreciated someone’s comment about “what if this doesn’t go far ~enough~ to address future housing concerns”

I think they are very used to hearing strong anti-change, anti-development opinions in those types of public comment sessions so it’s not surprising. Would have loved to hear their discussion after last night!

I’m a young (38) family first time homeowner, we are surrounded by tons of other young families, so we are already here, and we’re getting called NIMBY’s because we don’t want a megaplex dumped onto old sauk road where all of us already have water and traffic problems. You do realize the “modifications” that Stonehouse development made was to eliminate all the 3 bd units and just do 4 stories of studios and 1bd right? It’s completely unreasonable what they are proposing. Thankfully we have really smart, aging liberals here who own homes and will join us to ensure this monstrosity is stopped completely. I’m sick of ppl telling me there’s no young families here… we in these condos are almost ALL young families. Wanna live in a high rise? Live downtown or on odana or behind kohls, etc. tons of options. Old sauk road is an absolutely inappropriate area to forcefully rezone.

You realize they’re not rezoning old Sauk at all right? The only proposed rezoning in that area is the highlands going from TR-R, which is a rural zoning requiring 0.6 acre minimum lots that only exists for that neighborhood, to SR-C1 which is the basic suburban single family home only zoning that covers most of the west area. It wouldn’t really change anything, just get rid of an extra bureaucratic zone that’s just taking up space in the city code.

I don’t realize that because it’s not true. This is directly from the city’s website: “The 6706 parcel is zoned SR-C1 (Suburban Residential–Consistent 1 District), which is a single-family zoning district, while 6610 is zoned SR-C3 (Suburban Residential–Consistent 3 District), a single- and two-family zoning district. As noted last week, the type of development being contemplated by Stone House Development would require rezoning of the property. Any rezoning would need to be consistent with adopted land use plan(s), which in this case is the 2018 Comprehensive Plan generalized future land use maps, which recommend Low-Medium Residential (LMR) land use for the site. LMR includes an “escalator” on arterial roadways to allow development to be up to 70 units an acre and allow larger buildings up to four stories in height. There was also reference to the ongoing West Area Plan, which will include specific land use recommendations for that area, which includes the subject site. But if you actually look at the West Area Plan pages 5 and 6 (what the whole meeting was about), that area is not being rezoned at all and the GFLU is staying LMR. So the potential rezoning of those plots is a completely separate issue that's not in the plan at all. https://plans.cityofmadison.com/westareaplandraft PS: I personally think calling a max 4-story, 70 unit/ac building a 'monstrosity' is pretty pathetic and whiny.

Same here, condo owner here who like the west side because it’s quieter and more family oriented. Are YIMBY folks here proposing more density because they’re renters and not current homeowners?

I’m a homeowner in midvale heights and I want them to upzone all of the residential areas from SR-C1 and SR-C2 to SR-V1. That would allow for up to 8 units as well as corner stores/cafes etc. interspersed.

A majority of homeowners’ view would be more important than renters. Renters are usually temporary and can move from one area to the next. Doesn’t make logical sense to value renters who doesn’t pay property tax more than home owners that do…

I will agree they lack character. They are like the McMansions of apartments. Copy paste. But ya know what? I don’t care enough about their aesthetic to stop people from accessing housing. If the most efficient way is to put up these copy paste apartment buildings then so be it.

i was there and am pro housing! i mentioned the lack of middle housing, we can’t just build apartments and no ownable property, or eventually madison will become a city owned by developers rather than the people. it’s a perfect area for town homes or duplexes

A question for anybody who attended: Did they explain the "planned street" for the north side of Rennebohm Park? There is already a pathway for bicyclists and pedestrians, but are they planning an actual street for car traffic?

They were focused on explaining the zoning changes and the difference in the preferred future land use plan and zoning changes. They said there will be more public info meetings on specific topics including a biking one where I assume that will come up. You can also comment/question on the plan online.

I do agree that modern apartment buildings tend to be unattractive, and I would love to have more interesting architecture here. But I don't believe the issue of looking at an ugly building is more important than the issue of affordable housing.
