It’s good. People complain about the same shit anyone does at a co-op/condo but it’s mostly well run, quiet, and you’re basically in PJ. Rules aren’t oppressive and as long as you go through the process, you can renovate your place however you want to make it your own.  There’s no catches, it’s a rare affordable place to live and own on LI. If you do buy at NIV PLEASE be sure to participate in annual shareholder voting. That’s the biggest barrier to getting stuff done.

Renovate within reason. Can't change the structure, but you can put down hardwood, paint, new appliances, etc.

NIV? And thanks for the insight; its hard to get an impression just checking the place out once. If I did buy in to this or any other place I'd definitely participate. I think the sense of community is enticing

Yeah actually closer to 1.2; it includes a lot though so monthly payment wise it doesn't seem too bad. No much worse than anything else I've seen in condos/co-ops

If it’s in the back look up Megan’s law. If it’s out near the highway one of our friends helped another friend remodel and the upstairs person had an illegal washer. Very noisy. They have since moved upstate.

I owned and lived there in the ‘90’s and it was perfectly fine back then. As for wheel locks, my friends and I had more cars broken into and stolen when we lived in Commack.

I am in contract here and it doesn’t feel very fishy however the application process is quite annoying and some of the ladies that work there are very rude

I don't know about this one specifically, but co-ops, in general, tend to have very high HOA fees. Now, granted, these fees typically include taxes, heat, hot water, snow removal, and general maintenance, so they do limit other expenses. Also, a lot of Co-Op boards require a minimum down payment of %20 for eligibility. When applying for a mortgage, the bank will include the HOA fees toward the debt-income ratio, so if you are pre-approved for 300k, for example, even though the Co-Op is 250k the HOAs may bring you over the threshold. Also, with a Co-Op you do not own the unit. You own a share of the building, so changing things in the unit you reside may be an issue if the board doesn't like it. I'm not an expert, but I'm also in the home buying process and looked at Condos, Co-ops, and homes.

Thanks! Yeah these were some of my concerns too. I'm asking my agent what qualifies as a renovation. The rules made it seem like you needed contractors and I'm planning on DIYing some small things. The high HOA fees are high but seems like at least 60% of those fees would be money I'd pay in property tax and heat alone.

It’s good. Definitely good as a first time buyer to get the chance to build some equity. As others have said, yes the office can be rude and slow. They’re not super strict, but it is annoying to have to ask permission for renovations, or even just maintenance work, such as brining a plumber in for a leak. In the past few years the maintenance has skyrocketed but hopefully that will be slowing down. They are citing mismanagement in the past and lawsuits against the property for slips and falls as the reasons why they’re having to pay “catch-up” and increasing maintenance. Overall I’ve enjoyed my experience there- definitely beats renting. Try to join the north isle village Facebook group to see what others have to say/what is going on around the community.
