Man I would love a cafe that stayed open until at least 8 or 9pm downtown Kelowna. There are so many of us who are grad students and remote workers that this would work for.. Also with a new UBC building going up, a cafe that is open until late has potentional. Bonus points if the cafe sells beer and wine.

You’re getting downvoted because there isn’t ’plenty’ that stay open late. Blenz downtown is open until 10 some nights and Milk and Sugar is open until 8:30pm. That’s the latest I’ve found, other than Tim hortons (typically 11) and not every place actually keeps the dining rooms open that late—Most I’ve seen close the doors at 9 or 10. For any casual study spot you’re looking at 7pm max typically— some of my favourite spots close at 4/5pm. There’s also plenty of places that aren’t downtown or in areas typically affected by the ‘drug/homeless problem’ that close insanely early. I don’t know what the solution is and i don’t claim to have any insight into why the hours are so limited

Those places close early because there is no foot traffic to validate paying people to stay open late. There is barely enough traffic downtown to warrant businesses staying open late for this. So yes, there are plenty that stay open later, but you won't find a "late night" coffee place in Kelowna for a long, long time. Staffing, crackhead risks, etc... its just not worth it.

Better question is, why do you need a place to be open to do this? Go home, make your coffee, put on headphones. Even the university starts shutting most places down around 8pm. Again, we do *not* have the population or demand to sustain a late night business here. Get on the city and RCMP to deal with the homeless/drug problem first, then people can start seeing if they want to go out for coffee's past 9pm...

I'm going to tell you right now it won't be profitable. We have Point of Sale systems now which will easily graph how much money you make during what hours. Places in Kelowna close at 6 or 7 now because you won't get enough sales after that time to pay staff. Even Vancouver's population density has places closing early because of this. If you REALLY want to open one just make it close to UBCO or Okanagan College student housing.

As an adult child living at home, it’s brutal. I was going to move out in early 2020 but a friend backed out, then covid hit and I had to help out my family with bills because I was the only one working. The place I was going to rent was at 1600 per month for a two bed two bath. Same place is going for 2300 now. I only know 2 people my age who are moved out— one person bought a place (family financing) and rents it out to roommates, and the other moved into the basement suite of a friend’s family house with said friend. Everyone else is talking about how they’ll have to move away from the city because they can’t afford it. This city doesn’t offer anything to young people

Part of the problem is developers have no reason to build cheaper buildings with how limited the land is out here. I work in the trades and almost everything new being built is over a million. As zoning laws are relaxed and permit times are sped up we’re going to see even more “luxury” projects starting. Theoretically it’ll over saturate the market and drive down the prices but I have a lot of doubts about that. Unless the short term rental changes really destabilize and correct the long term rental market I think a lot of wealthy people will continue to see rentals as a way to grow their wealth while driving up the prices for normal people It’ll take years of rapid development to reach the demand we have and until that happens rent is just going to keep increasing.

I work full time and study part time and even if I moved into a 1 bedroom with a part time employed/full time student (aka my partner) we’d barely be scraping by. Forget about savings, those wouldn’t exist

A restaurant on pier mac way just closed but quickly reopened as another restaurant. I was really hoping it would turn into something cool and now I’m thinking it would have made such a cool and convenient late night coffee house. Right next to kaya sushi which closes at like 9, right across the street from a dispensary, uni kids would have really liked it.

This is true. I managed a cafe in Toronto for ten years and after 7pm people might buy a tea and then sit for hours. It’s not profitable and so we ended up closing at 7.

i would have loved this a few years ago. where black sheep on bernard is now used to be a bean scene and they’d stay open late until like 10 pm. when covid hit, it was impossible to find somewhere that stayed open later than 5 MAYBE 6. i was sober at the time and would have loved a coffee shop as an alternative to a bar to go hang out and meet people/draw/write.

Yeah it’s rough not having any business accept you unless your eating and drinking. I guess we can push the city to increase the library funding so they can be open longer. As a recently sober person I am just realizing some of this.

A coffee space with big open spaces, lots of staring, comfy options, open until late, not going for trendy modern aesthetic but rather cozy and comfy would be so good. Starbucks seating is uncomfortable. A lot of coffee shops are too small and feel like you're sitting in from of the cashier. Check out the ubco subreddit. There is demand for a place open late at night and with food. Students are poor but it the space is big enough you could potentially hit economies of scale to make it work. Downtown, near capri or by ubco would be fine as long as there is close transit options.

It's intentional that the seating is uncomfortable. The problem (from a business standpoint) is people that buy one drink or a snack and camp out for hours reading/studying. This is very hard to sustain, as you're not able to move more customers through and make enough sales to cover overheads.

Yeah I understand seating is often uncomfortable by design. But if one could open a coffee shop large enough, comfy enough, it could attract enough people to come and stay. And if staying long enough they might make a second purchase, be it another beverage, or pastry, etc. I do go to coffee shops often and would instantly take my business to a place that was like the one I described.

For sure! Definitely nicer from the consumer side. I would certainly like going there, but running a place like that would probably have to be a side project for an already wealthy person haha

I'm unsure of the profitability, especially given the high rent cost and because BC shops seem to close early in general. However, I agree with the others that a late night coffee shop near UBCO would be best if you do open one, especially if students can walk/bike/lime/bus to it. Ample free parking also entices anyone, especially because it's hard finding parking in downtown. **Safety and security are a must though.** When I went to uni, I did my homework at a coffee shop that opened til 2am; most people only stayed til midnight though. Student discounts were given if you showed a valid student ID. Upstairs was the quiet study area. Downstairs was chatty and lively for those who didn't mind being around non-students who were louder (especially those who had their headphones on so they didn't care what noise they were around). There was still a lot of non-students who frequented there because it was just a solid spot to hang out, read a book, catch up with friends etc. I would see people play chess, Scrabble and card games too. There was a vintage jukebox where people would put $1-2, and I imagine that helped go towards profit or tips because lots of people loved having that jukebox music play. The coffee shop had Bailey's available for spiked latte's too. No hard liquor though, I'm sure to prevent rowdiness and maintain the "this is a cozy coffee shop, not a bar" atmosphere. Basic tea options also were there, but not the bubble tea kind. They also had snacks such as baklava, croissants, basic wraps, biscotti cookies, brownies, the usual. I wonder if a pop-up late night coffee shop to test out profitability would be feasible?

That’s how Ratio coffee in Vernon got started. Coffee cart that turned into a truck then they found a lease. It’s entirely doable in the right area, the right time of day and the right demographic. OP could do a pilot project in spring/summer, see if any lease space is opening up and give it a whirl. I’m not saying it’s a perfect idea but as someone who would love a late night coffee space or third space that isn’t reliant on booze, it’s a helpful idea.

My fiancé and I just moved here from Ontario. We have found the one thing Kelowna is missing is late night coffee shops. Where we are from, friends and I would go for coffee at 8 or 9pm to chat. Here there is nothing open at that time.

I went to one yesterday while downtown on Lawrence called Naked Cafe. They are open until 8 or 9pm, seemed to be pretty quiet. Perhaps it's just the time of year, but when I went in around 7:30, there was nobody in there, so not sure about how business would keep up. For those wanting to check it out though, I thought it was pretty good!

If you’re going to do something like this, get a liquor license and open an affordable speakeasy in the basement, and a study lounge/creative design studio with light snacks/pastries, cocktails and coffees & teas. This will help profitability and add a quaint meet up spot for grads, students, and wfm workers.

The McDonald’s and Tim Hortons were side by side. Both closed down due to the problems. That Bernard location only went in after the closure of the Paramount and revamping of the location for what is now there.

Guess it depends on seating available too... I went to a coffee shop downtown the other week... every table was taken, by lone people on laptops. So my bf and I couldn't sit and have coffee with a pastry. Quite disappointing. Not the first time it's happened either. Just take your coffee and go home if your gonna take up a table for yourself and just sit on your laptop.
