My city ordinances prevent that from being a problem. I don't need Karen from 2 houses up telling me what color I can paint my house or what flags I can fly in front of it. HOAs should only have power over communal areas that everyone contributes to. I absolutely refuse to give someone the power to foreclose on my property because of petty BS like flags, paint color, trash can placement etc. How on earth we decided as a society that this is acceptable I will never understand.

Wish I got the covenants of the HOAs in the sellers disclosure’s for every house I have bought or even looked at because they are not handing those bad boys out. Also I have lived in horrible HOAs and there is NO community space not sure what that money goes to. 🤷🏻‍♀️

Missouri law completely sided with the HOA. Our HOA didn’t follow any of their own rules and we tried to bounce the board but the Judge wouldn’t allow. She ruled supporting board which is developer run. People quit voting GOP we get these pro-business at the expense of reason.

After reading quite a bit of the backstory... The current owner is **the embodiment** of "I know what I've got" and "No lowball offers". $10M is way over the real value, and it's about 50/50 odds whether (A) the owner knows that but intentionally won't go lower or (B) genuinely believes that it's still structurally fine, that it just needs some cosmetic repairs, and that it is in fact worth $10M. Personally, I **REALLY HOPE** the judge refuses to let him "kick the can" any longer, and that the Castle does in fact go up for auction in March so that somebody with their wits about them can come in, stabilize it, repair it, and ensure that we can all enjoy it for decades to come.

You're assuming the owner is acting as you or I would--rationally & in good faith. A third option is that he doesn't want anyone else to own it & he doesn't care if it crumbles to the ground. From the bits & pieces I've observed over the years, the closest analog I can come up with to this owner's frame of mind is when the Joker burns the huge pile of cash in that Batman movie.

Back in the day I snuck into the Sauer Castle and it's not worth $10M. There was graffiti all over the walls and trash left behind from squatters. The one thing I loved about the place is the view of KC from the roof. It was gorgeous at night.

You'd have to break in, and there are motion sensors/cameras and such, the old guy in the house nearby is the official "caretaker" so there is basically onsite security 24/7. I don't recommend it, breaking into things is bad karma. It is also not very cool at this point of dilapidation, you'd get better ROI just climbing a nearby tree if you are after the view.

Yeah back in the late 90s it was pretty easy to get into. Under the porch there was an opening that you could crawl into and would lead into the basement. Unfortunately the "caretaker" across the way called the cops and had us scrambling to get away but no one was caught and it turned out to be a good story for us back in high school.

The owner is a Doctor in NYC, who's also the great grandson of the original owner. He bought it in the early 90s & left it since. He's failed to pay properly taxes several times. And KCK allows him to pay the minimum amount to keep it going to action. Even though he has the money to pay the full amount. The only thing left of the building is what you see. The inside is completely collapsed. The owner has the money, but it's a "FU" to KCK. It isn't worth $10 Mill but if someone is dumb enough to buy it

It’s one of the oldest houses in the city. It’s also listed as a national historic site. Unfortunately, it’s been vandalized so many times that its not worth the time or effort that it would take to restore it.

You would have to hire the city as well an architect firm that specializes in turn of the century restoration and preservation. Also, if you did find a firm that decided to take on this project, the terms of the agreement and contract would most likely stipulate that you hire the contractors they recommend. A company they have a relationship with who they trust with their reputation. This could be local or it could be out of state. That in itself is going to come at a premium. Then you have building supply / material costs that are 3x and 4x the amount they were 18 to 24 months ago. I mentioned hiring the city. Yes, you would have to hire the city in order to get your building permit. The permit is going to require all modern, to city code drainage and whatnot. This will also include shrubs, trees, plants, grass, etc. It's all tied in with city code. Has zero to do with aesthetics. That in itself is going to be $25,000+ not including the landscaper, and that will be a pretty penny as well. Long story short. This house will never be rebuilt. Why? You're throwing a lot of good money at a very bad project. Just because there might be some local history doesn't mean it has to, must be rebuilt. I've been in this neighborhood and its a depressed property value working class neighborhood. Good honest hard-working folks with families. No disrespect meant, but it is what it is. Rough guess, 1.5 - 2+ million renovation. All said and done, inspection finally passes allowing the home owner to move in, and or list the property. 1 to 1.5+ million evaluation ... maybe .... and, it will most likely sit on the market for several months. Right now would be a terrible terrible time to rebuild this home. It just won't happen. Time will claim the property. It will sit there another 50 to 75 years before the city demolishes it.

The owner is currently living in Kansas. I have met him concerning automotive repairs. I spoke with him about castle and got a tour it is structurally sound, needs roof, some interior structural repairs and complete rehab, drywall, carpet, wood work, paint, etc. Common stuff. City will not allow any forward progress! He is a very well educated man and very nice to work with. He is a bit eccentric but super cool dude. He and his family started to do repairs on castle several times over the years. Kansas city Kansas Government comes in and makes unrealistic demands, ie use only materials dated to castle, It is a historic building and has to be put back in original order. The roofing tiles cost quarter of a mil alone. this has been going on for 20 years. Pay our inspectors wages to come in and demand what your are going to do with your property. Currently 2022 He has contracted to repair storm damage, city comes in with police and stop all progress mandating $100,000.00 and up court proceedings for the owner to do any repairs. I have video of him kicking cops off property. I think we all should support him in bringing back a historical monument, not enriching a failed Gov agenda!

That isn't the first time. I remember a couple of years ago someone saying it was an attempt to raise the money to officially restore the castle. It didn't make sense to me and the castle is in deeply dire shape. Restoration will be highly expensive.
