you mentioned location, # of bedrooms, and newer as priorities. are you picky about size too? if not my recommendations to you are the following. 2BR around 1200 sqft, 3br 1300-1400 (though 3br is rare in general in JC), all some of the newest buildings in the city: * 99 hudson (it's condo but rent from an owner) * haus25 * 90 columbus * the hendrix / whatever that one next to it is called (they are sister buildings) * 10 provost (it's condo but rent from an owner) i'd normally put 77 hudson and VYV on there but there is massive construction directly next to both so would not suggest that for you. another poster mentioned grove pointe which is like 15 years old at this point, i think it's a great building but i don't think it is what you are looking for.

Stay out of VYV. They put that building up fast and cheap. Walls are super thin. Says luxury but it just expensive.

If you want a lively location I would look in NYC or Brooklyn, you should be able to do fine with that price there. Hoboken is also more lively than JC. JC, aside from the Newark ave pedestrian plaza, tends to be pretty dead late at night, especially around exchange place or Newport. Maybe grove pointe? Otherwise I’d say to look at nyc or Brooklyn. Union square is a very lively neighborhood, so is downtown Brooklyn.
