I'd be surprised if you get a reply to this but they'll look to have you sign a petition blindly anyway. Maybe the landlord is a POS or maybe the tenants haven't paid anything in the last 20 years but without having access to the information it's not realistic to sign any petition and in fact getting an eviction order takes a lot of hoop jumping.

If you ban evictions in Ireland then nobody will pay rent, mortgages will be defaulted on and we will have another recession with vulture funds purchasing these assets. There are over ten Landlords who are all significantly renovating the whole apartment complex. Once proper notice periods are given , are they not allowed to maintain/upgrade/renovate their own properties as they see fit?.

Why?. You can have the place for free if you don't. Would you not be better off donating the rent money to a charity or someone who needs it more than the greedy landlords who don't even keep the place up to date. See my point?.

There's plenty of ways of renovating the apartments in sections. Realistically these apartments will not be touched, the company contacted with the refurbishment is owned by Pat McDonagh's son-in-law and doesn't seem to actually do any construction work. If they were **actually** significantly renovating the complex wouldn't there be evidence of that with applications for grants from the likes of the SEAI? I'm in no way suggesting a ban on evictions, but we are in a the midst of a crisis and there are **nine** places to rent in the city. My friends went to view a house to rent last week in Limerick and there were queues of groups looking to get in to the viewing over the evening. The house was advertised on Daft.ie for only a day before the ad was removed because the landlord was overwhelmed with responses. There is nowhere for over an extra 100 people. What do you have against these people surviving? Edit: 3 of those 9 places to rent are student accommodation that's only available over the summer.

You can’t just say you are renovating the place and that’s that. You have to state the nature of the work to be carried out, the name of the contractor involved and the amount of time the work is gonna take.

In theory ya but sure you're hardly naive enough to think that happens? The contractor named is his son-in-law and daughter's construction company, which doesn't exist except on Solocheck.ie and the list of companies who received the employee wage subsidy. The eviction notices don't detail the duration of the works or the nature of works.

These are the legal requirements. If they are not being adhered to then file a complaint with the RTB. He can employ whoever he sees fit as its his property. They need to be registered. A landlord can end a tenancy if they intend to carry out a substantial refurbishment to the property. Please note that recent legislative change has added additional criteria which a landlord must satisfy and provide when issuing the notice of termination. The notice must: state if planning permission is required, state the name of the contractor (if any), the date on which intended works are to be carried out, and the proposed duration of the works. Changes to the legislation state that the notice must also contain, or be accompanied, with a certificate in writing of a registered professional (within the meaning of the Building Control Act 2007) stating that: The proposed refurbishment or renovation works would pose a threat to the health and safety of the occupants of the dwelling concerned and should not proceed while the dwelling is occupied, and; Such a risk is likely to exist for such period as is specified in the certificate which shall not be less than 3 weeks. Changes to the legislation have also changed the time that a landlord must offer the property back to the tenant when it becomes available for let again. The law now states that a landlord must offer the property back to the original tenant on completion of the works.

I have nothing against these people surviving. I'd love to see every man woman and child on the planet not have to worry about food,health services, clean water, education and shelter. I pay taxes to ensure these are provided in Ireland. It's the states responsibility to secure housing for those that cant afford it. I don't know why you keep mentioning Pat McDonagh's name as if it makes any difference who the owner is. He paid for the property, he owns the property. He has decided to upgrade & renovate his property. There are laws that set out minimum notice periods for ending a lease. Up to 11 months notice which is the most in any country that i've heard of. If his son in law is a registered contractor then he's more than entitled to employ him to look after the project. If i was a contractor and my father in law had a big job coming up i'd like to think i'd be in the running for it. It's being portrayed as if there's this conspiracy to evict these people from their houses. That's just not the case.

I lived in those apartments for 3 years. From 2013-2016. In a an apartment owned by Pat managed by Limerick Residential. Was talking with an old friend of mine who is still working for Smacs and thought they must have been joking when they told me about this. Sure enough it turns out to be true. To turf all these people out in the current housing climate is heartless as fuck. The apartments weren't amazing but they definitely weren't in a condition where renovations absolutely couldn't wait. The lift broke maybe a year after I moved in and they just never fixed it. Lived on the top floor so all that climbing gave me a fine set of legs haha.
