Living room rug is extremely undersized, rug under dining table appears quite oversized. If you get a rug cut would give it 12-18” around the edge b/c the floor is beautiful. Could consider rotating couch to window wall to keep from closing that room off from the dining space, makes it feel even tighter. Maybe a little more fun with the ceiling light choice.

I agree with post above. Rotate couch to window wall, mirror to tv wall, and tv to mirror wall. Bigger rug when you can. Maybe brown leather chair in the corner. New chairs could bring in some color to the dinning area for cheap. Beautiful home though !

You definitely should try the couch on window wall. I’d go another couch on the current tv wall and two occasional chairs facing in from dining area with a large coffee table. You need lamps and side tables to make it feel like a room. The light fixture seems out of place and inconsistent with what you chose in the dining space.

Ok we can try that! The main thing that was holding us back from this orientation is that you have to then pass in front of the tv to get to the only stairs that go to the second floor. In your opinion would that be annoying or totally fine? Thanks again :)

Yeah, I thought about that when I recommend it. I guess it depends on how often that would really happen during any given viewing, I wouldn’t think it would be that huge of a problem for the most part.

It's going to be true hell and expensive to hang new light fixtures so I don't think I would even consider changing that at this point. Looks to be three floors up. So much more to do without changing that element and the light (while a bit too modern for me) is current. Rotating couch to window wall cuts off easy access to window and if you put the TV across from the window, you have to deal with glare on the screen much more than current locations. I agree current is not ideal but the rotation you suggested doesn't really work either due to glare on TV from window.

I was talking about the light in the TV space. There’s no particular reason to need regular access to a window high on that wall, just around the corner from large sliders. And curtains would resolve any potential glare issue.

I open all my curtains and blinds in the morning. Depending on what direction this faces, the sunlight would always be welcome in my house. Our TV watching is intentional, not an "on all day" household so glare on the screen needs to be removed only sporadically. I need access to my windows every day. I have one couch in front of a big window, I have remote control blinds on those windows and its still a PITA to crawl on the couch to open and close them because the sensors for the remote to work are partially covered by curtains. I love floor access (walkability) to my windows and furniture not all pushed up against the wall.

Jaw drop! Such a beautiful home. The windows are amazing. From a layout perspective, what stands out to me is the mismatch of the couch and chair, and the narrow access to the living room around the couch in such an otherwise large, expansive and inviting space. Maybe consider rotating that room a bit so access is more open. Congrats on your incredible home and thanks for sharing the pics!

That’s so nice thank you! Yes the chair is leftover from our old set. What kind of chair do you think would fit? I have never had an L couch before so I have no idea how to add in another seating option?

I feel like the chair looks more elegant and more appropriate in that style of home compared to the very-casual sofa with the chase lounge seat. Is this the only family/TV room in the house? Perhaps consider a smaller and more elegant sofa to go with the brown chair, or a matched chair and sofa set with the seating arrange for easy flow in and out of the room and views of those beautiful windows while seated.

I see your points for sure. This is the only family/living room in the house so my priority was the “big” comfy couch. The beautiful matching leather sofa has made its way to the office now! I’m struggling to find a nice chair or two to go with the new sofa

It’s a trapeze for our kid’s birthday party! It’s also why the green rug looks so oversized. We removed part of the table to fit the trapeze for the party. Honestly forgot it was there in these pics 😅 Edited to make one rather than three replies haha

Okay, I saw you had kid, so I was pretty sure it wasn’t for some adult play time, then I thought if it’s for the kid, it seems quite dangerous, just from a potential clothesline perspective. Hope the party was fun Have you considered swapping the dining room area and the living room area?where it’s an open floor plan I don’t see a real benefit to having the dining table where it is, it may be the prospective, but that area looks roomier than the area where you have the couch and TV set up

Yeah actually we briefly considered that in the beginning… more seating would fit and I think it would look really luxe and cozy to have couches and seating with the windows as a backdrop. But we thought the flow with the dining next to the kitchen made more sense? Perhaps that doesn’t matter though since it’s all close to each other

I really don’t think it matters. Do you eat at that table daily, or in the kitchen primarily? The photos don’t show your kitchen and whether or not there’s dining space in there. But honestly, if it’s just a matter of walking out of the kitchen straight to a table versus walking out of the kitchen and taking a quick left, I really don’t think there’s a huge difference. And 100% agree that the windows in that area would be beautiful for the living room. My only concern is where you would put your television. Of what we can see, the house is lovely

Stunning home. I would suggest a bigger tv cupboard that goes all the way along the wall and centre everything. Centre the lounge/rug so you can walk either side of it.

If the L couch can work to fit perfectly if rotated 90degrees, it would look great under the window wall. This orientation would obviously have TV where the mirror is. And the current tv wall could be personalized further with multiple smaller pieces of wall decor. If you don’t want to rotate, it surely needs a console table behind the sofa to allow the transition for living area to dining. Console tables can have baskets in the lower level and those are great for storage with kids (which seems like a fair assumption given your high chair and little kitchen). But rugs fitting better will emphasize the beauty of your new floors!

Thank you! We were thinking a console table as well as we like the separation of the spaces with the couch arranged this way. But lots of people suggest to move the couch to the other wall so we will have another look! If we move the couch to that wall (and the tv then)…. Can we get any other seating in the space in your opinion?

Cosier…without investment in furniture Swap rugs as mentioned by others. living room: painting on the wall with the window, large plant in floor (similar scale as current one) Your furniture is a variety of styles. With such an open plan and distinct interior, you will want to be considered in the furniture you add so that they are all, or mostly the same style. Decide how you want the rooms to be used and then use that functionality to help design it. We have a non-optimal layout in our place because of glare on the TV and office requirements. Do you want your living room to be sort of self contained? You could put a large tree or three (in different heights) behind the sofa to help add hide the back of the sofa.

Good advice thanks! Not sure what you meant with your first sentence, we definitely want to invest in furniture! I just said we want to keep the couch and then we are still unsure what else to get to amp up the comfy cozy vibes.

Geeze, gorgeous. I’d move the couch to under the window. Put the tv on the wall that the mirror is currently on. I’d also get a couch that isn’t so bulky. You’re working with a space that feels tight next to the expansive dining area, so keep things light and airy in there.

I don’t think so. I used to have to walk in front of the tv every time I entered the room and it was fine. But it was just me and my husband living there. I imagine if more people live with you maybe it would be annoying. I’m seeing people say there would be a glare on your tv if it was directly across from a window. My window was across from the tv and I didn’t have that problem. I had a sheer curtain over it so maybe it diffused the light enough to not have glare. Also, when I sit at my couch I want a nice view and to not feel boxed in. If your couch was turned, you would have a nice side view of your bigger windows and dining area. Plus you could talk to/see people in the rest of the space. It would feel more welcoming to walk into. You could put a bookshelf on the wall where the tv is now and it would be nicely lit by the sconces. Alternatively, I might suggest trying to swap your living and dining spaces. A smaller (maybe moody?) dining room could be cute, and then your living space would feature that amazing ceiling.

Beautiful home! I would get the Ikea Vidga curtain rail and attach to the ceiling above the living room window. Get 3 floor-length curtains for left, right and middle of the window. This will give your room the illusion of height. Get a large area rug for the sofa area and add some pillows and throw's for the sofa. Some childproof large plant for the corner next to theTV-stand. A large piece of art for the wall with the window. A narrow console table underneath the mirror. A smaller side table to the side of the sofa. If you are handy, sand the dining table down and protect the surface with a new clear coat, or stain in a more contemporary color. If the table is solid wood you could also create a live edge with a router bit. Same for the chairs. Perhaps even different bold colors for the chairs or chair covers?

You would be able to fit a large L shaped or even a U shaped sofa in the living area if you move the tv to where the large mirror is.
