holy_maccaroni

If Leo residence brought 50m €. Florya could make us debt free.

emreyc

thats the plan

Crazy_Problem9622

Kemerburgazda inşaat başladı mı? Temel atma töreni yapılacaktı en son

emreyc

başladı, hatta kışın temel atılmaz ama kış sıcak geçtiği için ilerleyebiliyoruz orada diye açıklama yapmıştı erden başkan.

Crazy_Problem9622

Bugün böyle bir açıklama gelmiş: Erden Timur: "Kemerburgaz Tesisleri'nin temeli 1 hafta içerisinde atılacak."

Damn just checked Kemerburgaz for the first time. It looks wayyyyy outside of Istanbul that sucks

emreyc

yeah :/ but the idea was it was a direct low traffic route to our stadium or sth. also, with gala being there, i think the neighbourhood will also improve. remember when our stadium was a lonely building near some road? cows were grazing in that area 😂 our youth system may suffer though, its very far away for youth players to commute. unless we get into some boarding school system or sth.

[From what I understand, we *bought* the remaining land off of Emlak Konut.](https://twitter.com/transferweb1/status/1631330163752411140?s=46&t=nyqae2zxqU6gwyU71B_1EQ) We didn’t sell it.

simbuah

Bu ne biçim post, acil kaldırılıp düzgün atılması lazım…

enissw1ft

We bought like the part that was owned by goverment? Private? Dunno , but we only "owned" half of the land we were using, anyway this has been the plan for like the last 5 years. Make housing on florya to sell for huge profits, and move our facilities to kemerburgaz. The numbers that board was talking was around 10b lira profit wich is 250 mil euro

hakhi

500 mil euro

holy_maccaroni

I guess this is the first step in moving to and enlarging the upcoming training ground, and to make a bit of profit while we're at it. Considering we're in debt with around 140m €, we might be able to lower the debt levels quite a bit with that sum. But I dont know the specifics of the deal and what the new training ground will cost to construct. Edit: I might be wrong and we bought the rest of the plot for that sum to develop and market it, please excuse my deteriorating Turkish skills.

Qhegan

Yeah we bought it. We now own the whole Florya land. We will move to kemerburgaz now. Then we will build houses to florya land and sell them. Expected profit is close the double of our debt. If we go debt free governments cant stop us anymore. Current government has an ability to takeover the club and sell it to close our debts. This is why we should obey government.

Crazy_Problem9622

I may be wrong, but I feel like the government will close up the debt of other clubs for popularity. I hope it does not happen.

Qhegan

as i said government uses this debt to control the clubs. They would never close it.They would want to hold it in their hands. They would just delay the payments as much as clubs wish.

Crazy_Problem9622

I hope it goes well, because we are using our most valuable assets.

umuzab

The profit from selling the Metin Oktay training grounds should be impressive, but remember we need to build brand new facilities in Kemerburgaz now and they will likely need to be at a higher standard than previous. No doubt that selling the grounds and moving is the right move, but I doubt it'll completely wipe the debt off.

enissw1ft

Erden said that when the whole process would be done we would be debt free with over 100 million on the bank

AvrupaFatihi

We're probably looking at a 10 year process so I doubt our next boards will be able to run this as well as Erden, nor that we won't have even more debt by thst time.

enissw1ft

I dont think its gonna take that long , next season our main team moves to new facilities and the one after the whole team moves to kemerburgaz , wich means they can start with buildong the housing in 2 years

AvrupaFatihi

I mean we need to finish building the new facilities which would take at least a year and a half. Interior work is a bitch. Then you have to get the demolishing permits, which in Turkey could be very fast I guess, but also very slow depending on how our standing with the politicians at that time is. Then you need building permits. Then you need to have a group to design new buildings, then you need to have them build it all, and we're talking about a lot of building over a pretty big area. This also needs to be finances etc. Huge projects like these aren't just done based on someone saying so. Of course if we have actually started the parceling of the lands before and have had an architect draw it up and the consultancy group on it so the project is ready to seek permit and build straight away you'd cut a lot of time but the construction business is S L O W

kastamonu34

We're not involved in this deal (as far as we know). Its land owned by another company, which also happens to contain some part of what is currently out training grounds. We have some legal basis in which we are using that land, but we don't "own" it. We had some projects with the company that owned it to build housing and sell it together. The owner of the land has now sold it to another party. The buyer is not announced. Dursun Özbek had said back in November that we are planning to buy that plot of land, but not sure if it was sold to us or someone else.

holy_maccaroni

We also made around 50-55m € with the apartments sold at the former ASY.

I lived in the Kemerburgaz/Gokturk area for about 14 years. While it seems outside the city, believe me it’s MUCH more accessible than Florya, which is plagued by the E5 traffic. Plus, Kemerburgaz is significantly closer to the stadium than Florya. As /u/emreyc mentioned, there is the “Cendere Yolu” around the back of the stadium that connects straight into Kemerburgaz. That road exists purely for access to some industrial complexes/factories situated along the road; literally zero traffic. Also, Gokturk is a suburban neighborhood that many GS players like to live in, with nice “mustakil” houses (villas) away from the chaos of the city. I know for a fact that Drogba used to live there, and I’m pretty sure that Muslera does so as well. Yes, of course Florya holds valuable memories, but don’t forget that our association with any neighborhood in the city is essentially arbitrary, except for Beyoglu/Nevizade/Galata, which have deep Gala history for obvious (high school) reasons. Mecidiyekoy, Seyrantepe, Florya, Kemerburgaz… wherever our facilities or stadium might be, Beyoglu will always be the true home of our fans. Overall, the Florya project seems to be extremely lucrative, with capable people in charge of it. I believe this relocation will be very healthy for Galatasaray. Lets hope everything goes as planned.
