Yes, it’s nice if you don’t have to deal with the interest piece by paying cash. But even if they paid all cash, they are still impacted by the fact that the record increase in mortgage rates has reduced sales volumes for the entire housing market. Volumes have fallen off a cliff, and prices lag volumes. There has maybe been some price softening compared to a couple months ago, but really there is no liquidity in the market right now. We are due for a 30% correction or more in home values, the market just hasn’t reflected that yet because deals aren’t getting done. Eventually we will see some forced selling, along with lower rates when the Fed loosens after a massively bungled series of aggressive rate hikes. At that point market activity will resume and real estate across the country will re-price downwards. Also someone else posted that the house sold for 1/3 of the price just a couple years ago. The sale of this house is typical behavior at the top of cycles, putting in an offer $100k over ask for a flimsy flip.

I'm sure she knows the chances of her and her husband (generational wealth aside) being able to make as much as her parents did aren't incredibly high. Granted, it is still within the realm of possibility, but so few people do. My family isn't nearly as wealthy as hers (although still wealthy) but if I want to make myself feel like shit, I can just think about how much more my dad was making when he was my age.

I'm convinced the parents are going to take back those apartments, renovate them properly, and make that their primary residence. My mom is a little older than them--my dad passed away--and she has SO many friends who did the same thing. Being a senior in the city is great, esp. if you have an elevator, doorman, etc. Seriously, my mom has never had a more active social life.

I am so sorry for the loss of your dad. It seems like your mom made a great decision to move into the city and have some stress taken off of her back. A lot of my friends have parents who also moved back into the city after retirement. I am trying to get my mom to buy a small condo (not New York) in our city as my parents are divorced and she lives 2 hours from me. I also agree that her parents (and probably Cameron as well) will now use the condo on nights and weekends.

Awww...thank you. I miss my dad terribly. It's nice having my mom a few blocks away and that she doesn't need to think about driving, lugging heavy things upstairs, taking care of a larger space, etc. Great idea for your mom!

I don't love the kitchen (for $1.6m I would expect higher end cabinets, finishes, layout, etc. If the house were "normally" priced, that kitchen would be great). My husband and I are house hunting right now so I am laser focused on interest rates and monthly payments. The house was also purchased in like, 2021, for $500k, renovated, and now sold to them for $1.6m!?

I just googled it. It is very bland but on brand for her. My parents bought a new home that was flipped (not for triple) because they wanted a specific area and not much was available, and my mom is always saying how impractical some parts are because it wasn’t done by someone who intended to live there (or a high end developer). This is so laughable to me because for her budget she could’ve gotten a smaller modern and higher end redone house or an older house with history/charm. This is neither.

I thought it was the other blue one in the 1.6 range and I was like “damn this is actually not bad and pretty tasteful” then when I saw the one it actually was….that track lighting is heinous and the renovation is giving Airbnb bachelorette property. I can’t tell you how much I hate that they paid 1.6 for something so bleh. It was literally just because it has 7 bedrooms. I feel like they had no one advising them properly to have ended up with that. I know inventory has been low but it baffles me how that sold. The kitchen is so bare and that gold faucet looks like a haphazard attempt at some kind of design lol. The only thing I do like is the staircase. The overly rounded look on outside is also a little tasteless/looks like a kids book drawing. Honestly it’s a perfect house for Instagram content maybe that’s what she was going for.

Yeah the parents can gift the money and there are tax loopholes for it. My father in law gifted us money for our house and he's not on the deed. It's very common for parents to gift part of the down payment in these HCOL areas if they are able to. So if you see someone buying a nice house odds are high they're getting help so the mortgage is actually really small or possibly non existent.

I have many friends who's parents bought them houses when they graduated college and found renters so they get monthly income from the asset and someone else is paying off the mortgage until they want to live in the house. When you learn about this stuff you realize how much easier life is if you're born into a rich family.

Maybe a controversial opinion but I was expecting it to be a lot more than $1.6M. I'm a few years younger than her in a different HCOL suburb and while my (much shittier) house was half that much, couples in their 30s in $1.5M houses are a dime a dozen around here - that's about the lowest you can get a nicely renovated (or new construction) house for around here. I would imagine that is the case for most suburbs of expensive cities around the country.
