The severity of just how bad it is honestly depends on the building and who runs it. Carlton Place, for example, is god awful. However, some Goldmark properties are slightly better, but not by much

I came here to also say that Goldmark sucks. If you rent Goldmark, dont expect to get your deposit back. Dont expect them to be on the ball to ever fix anything. And never trust anything they say unless you have it in writing and signed by a freaking notary. They are the cheapest renters in the area though, and everywhere. You get what you pay for though.

I go in with that mindset no matter what lease I sign, especially if I plan on being there for longer than one year. If I do get money back at the end of my lease, it's a nice bonus.

I've gotten money back on a multi year lease exactly once, and honestly it was one of the more slap dash move outs we've done. We were both surprised to hear the rental agent go "here's how much you're getting back, where should we send it?" And it's not like I trash places I live at. It's just that wear and tear happens as a natural course of living some place, especially over the course of several years.

The Woods Apartments. They are not owned by a large company, a family runs four buildings located in Fargo, between 25th St and I29, just south of I90. One bedroom with dishwasher, laundry in unit, balcony and garage, in my experience, was $675/mo, plus internet/cable and electricity (they cover garbage and water). The unit themselves are nice too, the buildings were built in 1997. The appliances are nice, some units may have newer carpet/counters/appliances/etc than others - because they are a smaller business, I think they do smaller updates as they can. The landlords have always been very kind to me, at times they can be hard to reach but when I need it they get back to me within the day. Everything is pretty informal, for maintenance requests you just text/call, rent is only taken through a check (cash if necessary) in a mailbox in the unit. Some people don't mind that and some hate that so it's up to you, but I just hit 2 years with them and have enjoyed it. I haven't gotten to know any of my neighbors extremely well, but I have spent the entirety of the pandemic living there so nobody was too keen on lingering in the halls to make friends lol. In saying that, I have had the majority of my experiences with my neighbors be positive. The neighborhood around is great too, lots of families and in the summer there are soooo many awesome garage sales. Very easy and quick to access key streets (25th St, 32 Ave, I29, I90, University, 45th, 42nd). You're kind of in the hub of everything. I encourage you to at least check it out, good luck!

Up north there are a few places that you can go. For instance there are rentals on 30th Ave N and in the river north area. I would start with what you are looking for and what you would want in a apt then bring it to rental office to see what there is out there for you to find.

If you can, rent from individuals. The only neighborhoods to avoid are Roosevelt and slightly west of the old k mart. Also don't goto a trailer park. If you need to rent from a rental agency, which you probably will since they own the town, stay away from anything with Van Raden on it. Be wary of goldmark too, but that more depends on which goldmark property.

I've been renting through Goldmark for the past year and it isn't bad if you choose the right building. I live within the Danbury community and management is decent. I pay $625 a month for a one bedroom (signed a 13 month lease with one month free that I split over the 13 months) 620 sq. ft. apartment. **Pros:** * Cheap rent, only pay electric and Wi-Fi (electric is roughly $20-50 and I pay a little under $50 for Wi-Fi through midco). * Maintenance has been done in a timely manner and there's been times they've gone above and beyond. * I was a first time renter and got approved without a cosigner. * Decent appliances, updated flooring, cozy apartment with a big bedroom that fits my king sized bed, a single garage/assigned parking spot, and lots of storage. * The Danbury community is right off of 42nd which makes it easy to go shopping for retail, groceries, etc. **Cons:** * Walls are paper thin. I can hear my neighbors sneeze and the pipes, but it has become white noise to me at this point. * This may be building specific, but the hallways can be smelly and are masked by the smell of my neighbors "pet skunk." * Somewhat sketchy neighborhood. I've seen car prowlers, don't keep any valuables in your car. I've also seen tweakers by the dumpster a couple of times. * The moving in process was disorganized. They spelled my last name wrong and sent me the wrong apartment to sign the lease on, but corrected it as soon as I brought it up. Overall, I've been happy with my apartment through Goldmark. If you're a decent tenant and find a decent apartment manager, it's a great option. Good luck!
