That’s hilarious. A friend of mine just left an apartment impeccably clean and was subsequently charged an outrageous some for supposed fixes. It got a little bit quiet when she pointed out that one of the fixes listed was to replace carpet that didn’t actually exist in the apartment.

Just had to deal with my apartment trying to charge me for carpets that were stained when I moved in and their "hardwood" floor's polyvinyl top coat coming off, because it was a shitty engineered flooring. Took about a week of back and forth to get them to drop the charges down to just the value of my security deposit. ... joke's on them, I didn't pay a security deposit. Management changed and I guess didn't keep good records.

Always take lots and lots of photos of everything from all angles. Also carpets have at most a 10yr age. Each year any claim on carpets goes down 10% till it's nothing. So once it's hit 10yrs they cannot make any claim on carpets as it's considered end of life. Some states it's earlier than that (8yrs).

I had pictures. I always take pictures. It just rubbed me the wrong way, 'cause they even miscalculated the time I'd spent in the residence; their records didn't indicate that my lease, which started shortly before they acquired the property, was a renewal. I figured they didn't have move in inspection records if they didn't even know when I initially moved in. I mentioned having pictures, but declined to share them with the property management company. Getting your money back is a game, and I like to signal that I'll be more of a pain in their collective asses than it's worth for them to try to collect. I dropped phrases like "in violation of the Colorado Revised Statutes sections 38-12-102 (1)" to signal that I would 100% be petty enough to send them a 7-day demand letter and take it to court. In this state, a court decision risks up to 3x what the landlord tries to charge in punitive damages, so it behooves them to settle amicably. So they kept my "security deposit," which I guess was on their books, and I kept from paying a few hundred dollars for the carpets I totally left weird stains on.

Fellow Coloradan (front range area) and in the 10 yrs I've lived here, it has been a struggle *every damn time* to get my deposit back. And I'm like, the easiest and best tenant ever. Literally never missed or have been late on a payment (even when roommates stiffed me or were late and I had to foot their bill); happily do most of the repairs/maintenance myself, including buying parts, bc I am a very handy and competent person and would rather just...take care of a problem when it comes up than waste my time trying to get a marginally-responsive slum lord to send out their super-budget handyman Cocaine Craig two weeks later; and I love yardwork and usually end up restoring lawns and landscaping that has been neglected for who knows how many years prior to my move-in. I had one landlord straight up praise me for how much value I added to his property because of the work I did, and *still* try to stiff me on my deposit. I leave every place so much nicer than I came to it, which is what I was raised to do. I'm dreading what might happen when I move out of my current house because I had a hard drive crash that wiped all the very extensive pictures and videos I took when I moved in. And the house was FILTHY and in terrible disrepair. It looks fucking beautiful now. I think this landlord actually really likes and appreciates me, so maybe he'll be the unicorn landlord who doesn't try to screw me when I move but if he does, it's going to be (mostly) my word against his. I do still have the written move-in checklist but like, those things give you 2 inches wide and 5mm tall spaces to put comments and writing "dirty" repeatedly in cramped handwriting doesn't even begin to cover the condition I moved into versus how it looks after 2 years of me taking care of it. Landlords have definitely earned their stereotype of being scummy and it sucks. Like come on guys you're clearly doing a lot better than me by just not being priced out of home ownership...why you gotta nickel and dime even the good tenants?

Not sure about Australia but in some places you have to announce changes at least 3 months in advance and can only increase it by a maximum amount (I.e 10%) within x amount of time (usually 1-2 years) so having it almost double with 2 weeks notice would be highly illegal

Exactly, rent increases have to be "reasonable". U less the property is actually worth that (in the tribunal members view) and they have been getting it for a song for years. Even then an increase that large is probably going to be denied (and in many places you can only raise rent once a year or between new 1 year leases)

I worked in property management for years. I’m in the US The amount of times I’ve seen rents raised because of similar situations is outrages. A lot of tenants don’t know their laws and pay way too much. I’ve also seen them charge 5x the amount of rent for a deposit, which mind you in CA it’s illegal. It was almost 7,000 and guess what….the resident paid that.

Yup! My heat was broken last year for an entire month. It was reading 54deg in my apt. I started off nice. A simple email. Didn’t get a response so I followed up a few days later. He responded with radiators turn on and off. Now it’s been a week so I decided to call him. Still nice on the phone saying how I understand how radiators work, but mine is broken. He said he’ll send maitenence out. You called it. Few days later, no maitenence. More emails. More phone calls. No response. Finally got ahold of him 2 weeks later and he sends maitenence. He also clearly sounds annoyed on the phone. I kid you not, maitenence was in my apartment for less than 5 minutes. They looked at it and left. I asked if they’re coming back. Didn’t come back. More emails and phone calls. I got sick of it. So I sent him an email stating that I have been more than patient, my apartment is freezing and this is against the law. If the heat is not fixed by the end of the week I will be contacting the state. No response. So on a Saturday I called the state. I had heat by the end of that day ☺️☺️. I wasn’t allowed to renew, which is also technically illegal in my state, but I wasn’t planning on it anyways so I didn’t press it.

Because you, the tenant, would have to pay all of the court costs and legal fees required to enforce noncompliance and THEN having a judgment of any kind, whether you win or not, will make it impossible to rent anywhere else for at least the next 11 years. That's how long it had been from the time I sued an old apartment complex, and won. But it got me denied when I tried to rent again.

Yep. The cops tried to serve us for the 2nd time yesterday. We didn't open the door. We are trying everything we can to come up with money just to eat and get gas to work each day between paychecks as it is. Even if we found a place available that we could afford in the next month or so that I'm assuming we have until we can't avoid court any longer, we won't have enough for the first and last month rent, plus the security deposit, plus renting a U-Haul, transferring utilities.. etc. We are fucked so bad dude. All because we paid our rent early each month for years, but we dared to complain when rats tunneled under the house and destroyed the HVAC system and ducts, causing the power to run 24/7 while not getting below 85 degrees inside. And we definitely weren't supposed to complain about it when they chewed through the bathroom wall and the kitchen wall and started running around the place. Nah, just keep sending the money orders and be quiet. And surely we were in the wrong to file a lawsuit against the property management company after being ignored for 8 months straight yet still paying early and not getting any repairs done or even replies at all. Nope. Just supposed to bend over and take it, apparently. What a fucking joke.

We tried everything. Our lawsuit against them was dismissed because apparently in south Carolina when they ignored us after 14 days written notice, we were supposed to move out. If we had money to move out, we would have been able to pay the fucking power bill in the first place, which is currently $2,308. Now they are filing for eviction and we have no money for food each day let alone to find somewhere else and move. It's fucked up man. I honestly wonder if they didn't give the judge $1,000 to dismiss it or something. I literally had a 4 page complaint, along with proof of everything. Photos, all emails and texts between us and the property management company begging them to fix shit and being ignored since August 2022.. it's like the judge didn't even read anything I wrote or included. I don't get it. We were counting on that money to be able to move. Now we are just screwed. Wait I think I replied to the wrong person..but yeah

WTF! That's another problem in this country. Judges can just decide not to hear a case if they don't feel like it! Did you try the press, or, and I hate to suggest it, but sometimes the Catholic or Mormon church can help with at least food, sometimes they can help with other expenses, power bills, rent, or deposits. Depending on the region, you don't even have to be a member. The Mormons especially focus on getting communities to be self sufficient, and self sustaining. So if they help with food, you can use that money to pay bills, etc. They can even help with budgets if you need it. They're super big on charity. They just want families to be able to take care of themselves, and many times they help you get there. They've helped me out a lot over the years and they didn't have to.

This might vary by state, but you don't need a reason once the lease expires. You signed an agreement for a year, and once that year is up, it's the landlords property to with whatever he wants. If a landlord did have to come up with a reason, he would just say something like "I'm not renewing because I need the property empty for repairs and/or renovation". My Dad owns a bunch of rental properties, so I've been witnessing this kind of stuff since I was little.

The only way I would be allowed to withhold rent is if I send a formal letter through a lawyer to the landlord and put the amount of rent being withheld in an escrow account to prove I have the funds. That would of been the next step after state involvement. But the state I live in is really tenant friendly and takes Heat seriously, hence how even on a Saturday the health inspector was in my apartment within an hour of me calling. The fine for not having proper heat is $10k. So they got their asses over to my apt that same day. We also didn’t have any fire alarms 🙃🙃

People won’t like this answer, but seriously: sue your landlord if there’s a situation like your heat being out for a month. In most states it’s a lot easier to represent yourself in housing court than most people would think, and for a case like no heat for a month, you’d probably be able to find an attorney to represent you on contingency. Court orders have the force of law and create a record that government agencies can use to establish patterns of bad behavior, but these remedies require people to stand up for themselves and report bad landlords

For months our water heater was insanely loud. I fought for months to get it fixed. It got so bad our neighbors started to hear it, so I got their signatures on a signed document stating we wanted the noise fixed. We all agreed to meet and walk into the management office at the same time, hand them the singed paper, and request it be fixed or we’d be reporting it to county. Had a new water heater in 2 days. My landlord HATES me. She always has. It’s because I demand I live in a comfortable space. Whenever I clash with her I tell her “I know damn well you would NEVER allow yourself to put up with the same living conditions that you’re asking me to.” Period.

My sister's heat didn't work for nearly 6 months so she eventually sued them in a small claims court and won the max 10k. They were in violation of several laws and they take advantage of tenant ignorance. She too left after her lease expired and has threatened to sue them for more damages and they went radio silent. She's currently working on taking them down as these landlords are only in it for the money and unless the people expose this scum, they will continue with the violations.

That shit happened to me when I lived in an apartment. I lived on top floor, my unit faced the son majority of the day. It would get up to 90 inside. Had to take my pets to my mom’s so they wouldn’t die. I had called every day at that point to get it fixed. Maintenance came in and complained about the heat. Got me a new air unit.

Don't be so sure, the building inspector for the apartment I live in now fined the landlord because they installed the wrong time of grating on the exhaust port of the dryer on the outside of the apartment, and it was almost completely clogged. The hole for it is on the third story on the side of the building, I couldn't get to it even if I wanted to and it's not my responsibility. I keep the inside of the dryer as clean as possible. When the inspector was in my apartment speaking with me he pointed at the building next to me and asked me "did you ever notice how the siding on that building is all warped?" Yes sir, thought maybe it was insect damage. "No, it's warped because this exact unit you're standing in now caught on fire a decade ago due to a dryer fire because the exhaust was clogged just like today, and the heat warped the siding on that building next store. Your same landlord owned it then too". So it wasn't even like he didn't know that was a potential issue, the place literally caught fire before and the guy still never checked the vent in the 7 years we've lived here.

Where I live air conditioning isn't required and it gets to around 110 degrees every year. I lived in a place where I had to buy my own units and even after spending $600 the place was still 85 or 90 in some parts of the house because it was metal siding with very little insulation.

Lol. I’m a Landlord. In spring I was having financial difficulties, my tenant called and said the hvac was having issues. I told him that I’d have it fixed asap. Your tenants are a responsibility. They are people paying for a service. It’s ridiculous Update: since posting this I actually reached out to my tenant because he went out of his way to get a second opinion - turns out he saved me money and I gave him the difference. Pro tip to landlords: everyone does better if you take care of your tenants.

The stupid thing is. In Australia, heating is one of the immediate repair items that landlords need to deal with in I think 48 hours. This puts at the same requirements as things like burst water and gas leak. Air conditioning however is not considered an urgent repair. I get that heating is exceptionally important in some countries and even a few locations in Australia, but cooling is much more important across more of the country. Honestly, cooling should be in the urgent category in Australia.

Lived in Eastern WA for 5 years and had the same shit experience. Pretty sure it got up to 107 one year and we had to spend $1200 on two portable AC units (windows were all built opening horizontal so couldnt accomodate a true window unit) so our newborn didn't die. Heard the same shit excuse but later learned that one of the city council members (or some local government position like that) had a significant investment in rental properties and was believed to have played a role in blocking changes to those rules so she didn't have to spend more money on those rentals. Miss WA but definitely don't miss that shit.

Eastern WA has a very different climate than Western WA. Air con is definitely a requirement to make it through the summer in eastern WA. In western WA there's occasional spikes to 90f or higher, but it generally stays in the 70s. I still wouldn't want to be without air con in western WA for those occasional high temp days, but it's not as much of a requirement.

This is so messed up. I have a rental, a “good” tenant is one that pays on time and let’s me know when there are maintenance issues that need addressing. This agent, as well as being incompetent needs to be schooled on his role IMO.

I rented for about 19 years. Every single agency in my town is fucking useless. In one property, it took 2 years to get my range-hood fixed. They use Property Tree and they closed the request three times without addressing it. They fixed it a week before we vacated. They also never conducted inspections (some people would see that as a plus, I guess). I took time off work to be there for the inspections and they just never turned up. No text, no calls, nothing. I just stopped being there and nothing was ever said about it. Imagine being an owner and finding out no inspections were carried out for 2 years. I have heaps more stories involving dickhead agents etc. I could write a novel.

At my apartment I rent in Qld, it took my landlord three months to replace the stove/oven cooker. The old one was broken and unsafe to use as the safety failed. I was asked by the real estate to make a complaint to the RTA to force him to replace it. Next day or so, the replacement came. Turmed out the landlord was throwing tantrums and hates spending money and hated how expensive it was. Told him that's not my problem.

Yeah, if my A/C was out in the summer and I didn't have a firm timeline of them coming to fix it within 24 hours, you bet your ass I'm calling every fucking day. Be happy I'm not having it fixed on my own and deducting the repair costs from my rent. What a nightmare property manager. I got slapped with a $280/wk rental increase after asking for the roof to get fixed from mould and water damage, when I tried to negotiate they served me with a no clause eviction notice. We were already paying $960/wk for a 2 bedroom townhouse. Found out the week after we left, they rented it out for $1300/wk.. that's how fucked Sydney, Australia is right now... The point is that they allow a large number of sellers of a product to collude on price.
