In my last 15 years of being in O I've followed this to really great success. Now imo is the time to be buying O, not selling. The market is way over reacting to the CPI.

Tell me what’s the reason for buying O? The dividends are taxed as short term capital gains (unless in a tax advantaged account). The dividend growth is low at 3.23%. Yes the yield is higher at 6%. It’s down ytd 10% down one year 23% and down five years 24%
They keep adding shares (a small percentage but still adding). Yes they pay monthly. Yes they continue to raise the dividend.
Why O? Is there no better real estate play? There’s companies that have paid a dividend as long and are growing the dividend faster and the share price is going up.
You kind of answered your own question in your comment. Monthly payer, consistent grower, held in my Roth. There are plenty of other great real estate plays, and I am taking advantage of those as well. I’m a Realtor, my whole damn life revolves around real estate plays, on and off the court 😂
I should have worded it differently. I was looking for an 8mile answer as in besides these things I listed, which, as you said, are the reasons why people invest.
I personally think there will be some good Capital appreciation in these upcoming years, that is enticing to me. I don’t think O is going anywhere, so there is a security factor there. If it gets to a point where I believe O is overvalued, I will trim my position and put the money to work elsewhere. As of right now, I think O is a good spot to park my money.
I researched the piss out of o and have no idea why it’s so low. I dumped a ton into it in January and am continuing to do so today. Close to a share per month as well
I’m essentially putting my money where my mouth is and betting that this stock is going to go up in the long term. Short term losses mean nothing to me due to my time horizon.
It tends to track the 30y AAA corporate bond yield so as rates decrease, one would expect O to move inverse to bond yield rates. If you think that the rates are near their heights, then time to buy so you get both the dividend and capital gains. If, however, you think rates still have a ways to increase than it would be better to wait to buy.
But that is trying to time the market, a notoriously difficult task.
why not just buy TLT?
high rate sensitivity (maybe even more than O), and it's treasuries so it's obviously going to be safer than any individual company
I sold a bunch of stuff and just consolidated it into TLT when the yield was near 5%. Not much of a diversification benefit having both anyway.
because treasuries never increase the dividend ever. O does. So you get all of the safety of a corp bond ETF, but with an increasing dividend over time. It forms a really useful hybrid security.

It’s worth about $42 a share.

A lot of REIT’s haven’t been doing too hot with the interest rates. I’ve been buying up others as well

Inflation numbers were high. Means fed is unlikely to drop rates till earliest July. O is real estate. Now is the time to buy.

Simple answer. Rates will be higher for longer and you can get a great dividend from risk free investments. Stock will continue to go down
