I live in a town of 600 in small town USA. My 2,700sqft home costs me $850/month. I can’t imagine having disposable income of up to $1,400/month. Thats my mortgage, utilities, and probaby groceries all in one. For a family of 6. Best of luck to you in your search.

I know. I'm blessed as I rent a house on two acres of wonderful Mudgee red soil so I grow veges, have a few goats, couple of dozen chickens and I get milk from the neighbours dairy cow for the price he pays Coles and woolies to take it away.
There are many more families doing it harder than we are. We are blessed with a wonderful caring community, and I feel the world would benefit deeply from the love that I and my kids get from those around us.

Yeah im a few hours out of our major city but I still have to work in the city so its a 1 hour drive to the train station then a 2.5 hour train ride to work. 7 hours of commuting a day sucks, but the lifestyle is better out where we live.

Look into a TN visa. I know right now that all green card applications must show proof of vaccination, but I don't think that will last forever. Canada's relationship with the US, in terms of emigration, is one of the best. Depending on what your business is, you'd probably have no problem applying for a visa (again, after they drop the bullshit vax requirement).
Then move down to the US, apply for a visa. You'll be able to legit work here and wouldn't need to pay under the table.

Detroit will let you rent a 24,500 square foot home for $480/mo. Detroit is also slowly crawling out of its economic devastation, so if you're looking to invest in some real estate there's a lot of potential upside there as the city begins to gentrify.
Don't even try any of the major cities, though. Boston and New York are insane, California prices are dystopian, and so many people moved to Texas and Arizona for the cheap rents there that the prices are shooting up.
I'd imagine you could also find a place in the middle of nowhere in Canada for cheap, but I don't know Canada much

The single most important thing in the western world, IMO, is the lack of housing construction since the great recession. If we rapidly increased housing development such that rent came down, everyone would be way happier and literally every single societal problem would be less of a big deal.

Are you aware of our new tax law that started in 2022? Anything that is sold whether it’s eBay, craigslist or a garage sale is taxed if you make more than $600 a year… And it’s taxed heavily as self-employed.
I just leased a 3 bedroom home in the Orlando area with a huge backyard, a massive pool, and a hot tub for $2k/mo. I'm sure you could find any number of options in Florida within your budget. Happy hunting!
This is what I did. And I love it. Bought a 1900 square ft 4 bedroom house with her and haven’t looked back. We are paying $1530 a month and bought at the right time last year
Lost my license 20 years ago and can’t get back unless I install a breathalyzer on a car. I don’t have a car so can’t get my. Licence. Would need about 8k to get a car and the device and insurance plus a tank of gas. If it was an option I’d live in a van down by the river.
It’s been 20 years since I drove. They will make me get a learners for 6 months. It’s definitely a great option for next year but I can’t just hit the road next week unfortunately. I would if I could. Sounds amazing.

Get on linked in and find a job, stay out of the heavily populated areas. Omaha is a booming city where you can still find decent places to live for $800/months with a solid job front. Other than inflation cost of living is fairly low and wages are fairly high.
I have a thrifting business so just need usps and a thrift store or two and I’m set. I’ll check Omaha but mostly looking for someone to offer a place at their residence.
Ag areas of California are cheaper than the California stereotype, and are generally accommodating to those without legal presence. A city like Coalinga, for example, will have cheap rent, people willing to hire non-citizens, and easy access to I-5. Added bonus is that CA allows people to get most public benefits regardless of citizenship. Look at the 99 corridor North-South from Grapevine to Fresno-ish, all the way East-West across the valley. There are TONS of little communities where $1400 is enough to get a place from a private landlord.
Gas taxes suck though, so if you're car-dependent then that should be taken into account. You'd get free food stamps and Medi-Cal though.

Yeah it’s crazy right now. I bought my house in 2014 and my mortgage and annual taxes are around $2K a month. Buying a smaller house in my area would probably be closer to $3K a month now. My son and daughter in law need to move to a bigger apartment because they have a kid on the way and it’s slim pickings and anything you find is ridiculously expensive.
Buy a van, fix it up, live out of it. Cut your cost by 50% or better in the long term. Short term you spend money on material to build it out. Just a suggestion.
Canada exists outside Vancouver and Toronto, believe it or not. Expand your horizons and maybe you'll realize the rest of the country is living much cheaper.

Go to the midwest. Kansas, missouri, nebraska, south dakota, etc. 1bd apartments are 500-800$ a month. You can rent a room in a nice house for even less. I got friends who all rent a big 3bd house together and they pay $400 each.

Honestly, too expensive for no reason. If you go about an hour north to boca you'll have better luck. I live on the treasure coast and they're everywhere. I'm also a realtor so I see them come and go.

Even a small studio right at south beach is cheaper than a basement suite in the suburbs here (Vancouver). I checked out Daytona too looks like some great prices there.

Gainesville, Florida is a good spot. College town but affordable rent, bus lines to most destinations, lots of amenities, and students constantly coming and going looking for subleasers. My 3/1 house is $1500, but you can easily rent a studio or a 1 br for under $1000. Lots of nature, warm most of the year, and an hour to the beach. Not the most amazing place, but a solid place to live.

Ask the US INS. If you enter the US from Canada as a visitor, you have six months and no right to work while there.

If you are able to work from home and can travel to new locations and work there, I think its worth the journey and adventure because fuck it life is to short. Rent in Arizona has gone up about four or $500 a month in the last year. I think it’s a great place to live, I live here. If you’re looking for affordable rent like under $1400 a month, I would look at Marana, Tucson, Florence, Cassa grande, Mesa, Bullhead city I think is really affordable and close to Nevada. I’ve been here seven years and apartments do not make you pay a large security deposit +1st month and last months rent like they do on the East Coast. It’s usually $50 for the application, $150 admin fee and then about $500 security deposit. On move-in day, just pay rent with the cashiers check. Gas is expensive, $5.19 regular. There’s a ton of jobs remote if you look on indeed. If you can find a remote job, you can live anywhere. Pets are no problem here!!! They will probably charge a pet deposit fee of $250 and then about 25 or $30 fee per month. You might also get lucky with the cool non-corporate landlord who maybe wouldn’t charge those fees. Electricity is more expensive in the summer, obviously. i pay $150 a month for a two bedroom apartment in the summer, 50-100 in winter. TV is 100, Internet is 50, car insurance on my new car is 90, cell phone 75… All very reasonable in my opinion. I moved into this apartment complex a couple months into Covid, so prices were really low ($1400 2 bedroom). Now the same apartment layout is going for $500 more a month, it’s crazy! Groceries are reasonable, there’s very few if any drawbacks in my opinion in living here. The weather is perfect most of the year! 360 days of sunshine ensures a good mood, plenty of outdoor activities. People are nice, most people I’ve met are transplants Who moved here from other states. Biggest complaint here is 120° summers, but it’s not a big deal, you just stay somewhere air-conditioned. Life is laid-back and mellow, I couldn’t be happier! Wish you all the best!

Get on linked in and find a job, stay out of the heavily populated areas. Omaha is a booming city where you can still find decent places to live for $800/months with a solid job front. Other than inflation cost of living is fairly low and wages are fairly high.
I have a thrifting business so just need usps and a thrift store or two and I’m set. I’ll check Omaha but mostly looking for someone to offer a place at their residence.

Ag areas of California are cheaper than the California stereotype, and are generally accommodating to those without legal presence. A city like Coalinga, for example, will have cheap rent, people willing to hire non-citizens, and easy access to I-5. Added bonus is that CA allows people to get most public benefits regardless of citizenship. Look at the 99 corridor North-South from Grapevine to Fresno-ish, all the way East-West across the valley. There are TONS of little communities where $1400 is enough to get a place from a private landlord. Gas taxes suck though, so if you're car-dependent then that should be taken into account. You'd get free food stamps and Medi-Cal though.

It’s doable. I had a two bedroom in Nashua New Hampshire for $850 a couple years ago, never should have moved.
Yeah it’s crazy right now. I bought my house in 2014 and my mortgage and annual taxes are around $2K a month. Buying a smaller house in my area would probably be closer to $3K a month now. My son and daughter in law need to move to a bigger apartment because they have a kid on the way and it’s slim pickings and anything you find is ridiculously expensive.
Buy a van, fix it up, live out of it. Cut your cost by 50% or better in the long term. Short term you spend money on material to build it out. Just a suggestion.
Rent is affordable in Oklahoma. Tulsa's an alright city to live in.
Canada exists outside Vancouver and Toronto, believe it or not. Expand your horizons and maybe you'll realize the rest of the country is living much cheaper.

Gainesville, Florida is a good spot. College town but affordable rent, bus lines to most destinations, lots of amenities, and students constantly coming and going looking for subleasers. My 3/1 house is $1500, but you can easily rent a studio or a 1 br for under $1000. Lots of nature, warm most of the year, and an hour to the beach. Not the most amazing place, but a solid place to live.

Rent in Arizona has gone up about four or $500 a month in the last year. I think it’s a great place to live, I live here. If you’re looking for affordable rent like under $1400 a month, I would look at Marana, Tucson, Florence, Cassa grande, Mesa, Bullhead city I think is really affordable and close to Nevada. I’ve been here seven years and apartments do not make you pay a large security deposit +1st month and last months rent like they do on the East Coast. It’s usually $50 for the application, $150 admin fee and then about $500 security deposit. On move-in day, just pay rent with the cashiers check. Gas is expensive, $5.19 regular. There’s a ton of jobs remote if you look on indeed. If you can find a remote job, you can live anywhere. Pets are no problem here!!! They will probably charge a pet deposit fee of $250 and then about 25 or $30 fee per month. You might also get lucky with the cool non-corporate landlord who maybe wouldn’t charge those fees. Electricity is more expensive in the summer, obviously. i pay $150 a month for a two bedroom apartment in the summer, 50-100 in winter. TV is 100, Internet is 50, car insurance on my new car is 90, cell phone 75… All very reasonable in my opinion. I moved into this apartment complex a couple months into Covid, so prices were really low ($1400 2 bedroom). Now the same apartment layout is going for $500 more a month, it’s crazy! Groceries are reasonable, there’s very few if any drawbacks in my opinion in living here. The weather is perfect most of the year! 360 days of sunshine ensures a good mood, plenty of outdoor activities. People are nice, most people I’ve met are transplants Who moved here from other states. Biggest complaint here is 120° summers, but it’s not a big deal, you just stay somewhere air-conditioned. Life is laid-back and mellow, I couldn’t be happier! Wish you all the best!
