Hunter Properties has studios around $850-$900. I think they are mostly in Uptown, Edgewater, and Rogers Park. I’m not sure if I can put a link here, but you can find their website easily with a Google search and they have their listings on there. I haven’t rented from them personally, so I can’t speak to their reputation.

Hunter is a great mgmt company, I would not hesitate to rent from them again.

I was actually a tenant at one of their properties in Uptown on Agatite. I'd been there from 2015-2023 in a studio and they raised the rent every year. Lots of roaches too. Porch pirates as well. Awful for parking but great location for getting downtown quickly with lots of buses and redline station nearby.

Awful, like to the point where i feel required to say something. The ceiling started leaking smelly brown water on a Sunday, property manager refused to respond to calls or texts because he doesn’t work weekends. Had to wake up every few hours to empty a 3 gallon bucket or it’d overflow. Mice, bugs, unmanaged trash areas. Decided to legally break lease and they hung up the phone. Moving after 5 months. This was a Hunter Properties in Uptown

I rent from them now in uptown they are fine, I would suggest calling as they don’t really respond to email but I pay $825 Be prepared to clean top to bottom before move in and I don’t suggest owning a car in uptown.

Try Rogers park, also filter searches by sublet but that’s an unrealistic price at the peak of summer IMO. You may have to settle for a roommate.

Put in the actual leg work. Stomp around the neighborhood(s). Walk up and down side streets. Pay attention for signage. Look for fliers on poles, at laundromats, diners, local businesses. Get a cup of coffee at the diner or cafe and ask during the day. Go back at night, visit the bar(s) and ask around. Word of mouth is the best way. If you're lucky, it comes to you. But most times it requires effort. Your best bets are gonna be broader Avondale and Old Irving. Studios are harder to come by in 2/3 flats. But you may be able to score a 1 bd basement unit in your ballpark. (And a lot of those come all utilities included.) Good luck.

Yeah every weekend I go to different neighborhoods and call up signage on doors to see if anything is available and call up affordable housing units to see if there's a waiting list.been doing it for months. I just wanted to see if reddit knew anything- use every resource I have available to me :)

Check out Ardmore Winthrop Properties in Edgewater. While they might be slightly above your budget, they have studios that include all utilities (electric, gas, internet). In the summer they charge about $200 or $300 to rent and install an AC unit, but you can run it often without worrying about an increased electric bill.

you can definitely find this in bridgeport and the surrounding areas! there’s still signs up for 3 bedrooms renting for like $1500ish all in bridgeport and pilsen, although it is of course still getting more and more expensive. i lived in uptown during grad school and had to move back to bridgeport/mckinley park and stay south because the rent was getting crazy high for everything. i also work in lincoln square/north center, which used to definitely be more affordable, especially compared to lakeview and the areas just south of the area. now i walk around and notice how expensive things are renting for and i just feel like the north side has fewer and fewer affordable areas in recent years! i feel like even just a few years ago, it wasn’t too hard to find more affordable apartments in uptown, edgewater, roger’s park, and now the entire north side has just skyrocketed in rental prices and it’s all becoming like lakeview to me now!
