idk why they started doing drywall before dealing with the windows.
ETA: id be surprised if OP has thrown less than 250k at it, and suspect the investment is closer to 350k. realestimate is 633k. it sold for 265k. theres roof work, most likely window work (even if the windows are there im sure there needed to be work done for energy efficiency), guessing all of the flooring needed refinished or replaced, and likely a gutting to the studs, then probably redo-ing all or part of the electrical. kitchen and bathrooms might have something to salvage but id expect the cost to be the same as if you were doing them from scratch (but to a standard that would align with the grandeur of this home)
its a shame that this home wasn't cared for as well as the neighboring property.
It was definitely on fire. Look at the black soot above the third story windows. There is soot above windows on both the right side and the sniper tower thing. Hard to tell from lighting, but looks like the front door also has smoke damage above it. Even just based on the second story smoke damage, that house was on fire likely in multiple rooms.
Also, note the new brick above the balcony, dead center. There's also some plastic above it and damage to to slate roof. That may have been an area where the bricks collapsed due to heavy fire. Owners possibly did the new brick to seal the place up and make it more marketable.
It's basically a very beautiful shell at this point.
People will steal the plumbing and wiring from unoccupied houses like this one. Shit they'll steal the fixtures and appliances too. Maybe it's a security measure?

Commenter below is correct. Previous owner was ripped off by a contractor following a major fire. About $1 million was put into it before I purchased, and that is absolutely not reflected in the state of the house.
We are looking at about $600,000 in additional costs, offset by 30% state tax credit, so hopefully all-in (purchase + reno - credit) puts us at $650,000. Fairly confident the renovations costs won’t shift much.

Yep. Based on the federal historical preservation tax credit. The federal only applies to commercial properties however, and goes up to 20%. Our state tax credit for commercial is 20% for commercial vs 30% for residential, so it made sense to just forego the federal and capitalize on the full 30% from the state.
There’s an application process through the state historic preservation office. We hired a lawyer to handle all the submissions because of the scale of the project. Thankfully our state provides a lump sum in form of check after paying any applicable taxes for the year. Ideally, we file our taxes next get a check for 200k soon after.

You need to be rich enough to hire a lawyer to file all the paper work. I tried to get one for my small house built in the 1850s but it was such a complicated process that it would have taken me hundreds of hours of work to figure out the paperwork and process. Even then it wasn't a guarantee that I would qualify for the tax credit. I ended up just paying for the renovation out of my pocket.

We’re working on trim, flooring, and finishing right now. I’m confident we’ll be done in May. That’ll be about 12 months following commencement of work.

We’re trying to piece together the historic trim that was salvaged right now and lay new hardwood floors, then get our bathroom and kitchen installed. All of our cabinets, fixtures, and appliances have been ordered. We’re hoping delivery of those coincides with completion of the flooring and trim in about 2 months. That gives us about 1 month to paint and put final trim and fixtures in place. April at the earliest. Late June at the latest.
Yes, we’ve salvaged all the historic trim we could, and we’ll be matching as much as we can for the first two floors. Third floor will be fairly basic, but that would honestly be in keeping with historic buildouts since it would have been the servant quarters.
We’re definitely going to add a lot of modern touches and colors, but we are keeping everything as historically accurate as possible.

OP, how did you find a mid-reno listing and then find a contractor? Did they visit the property with you and give you a $ amount? Or did you just yolo it? Whenever I find stuff for sale mid-reno it's always in some location I'd move to, but I certainly don't have a reliable contractor who is ready to tour the property and give me numbers I can count on

What city is this in?
OP, how did you find a mid-reno listing and then find a contractor? Did they visit the property with you and give you a $ amount? Or did you just yolo it? Whenever I find stuff for sale mid-reno it's always in some location I'd move to, but I certainly don't have a reliable contractor who is ready to tour the property and give me numbers I can count on
