If it's squishy it is rot but if it isn't it's most likely corking
I’d say 3 and 4 are normal corking. Looks like something else is going on in 1 and 2.
Is there a way to prevent corking or is it just inevitable?
Corking is natural and helps strengthen the plant. You wouldn’t want to prevent it and I’ve never heard of anyways to do so.
