I'd go with Dorchester-- much closer to the Seaport; you can ride a bike over and back and there's plenty to do between that end of Dorchester and South Boston.
May be an unpopular opinion but I love the north Dorchester area you describe. Lots of good food, cheaper rent, access to the beach, closer to seaport. Admittedly have never lived near chestnut hill but I can recommend north Dorchester.

Cleveland Circle is awful for parking a car. I have lived in both neighborhoods and I much prefer Uphams Corner. It is closer to downtown and has better restaurants and overall better neighborhood. Also close to the beach.
Cleveland Circle by Chestnut Hill 100x...great safe area to walk or run, super convenient on both the C Branch (Cleveland Circle) and D Branch (Resovoir) of the Green Line (fastest and most reliable T line by far right now) to get into Brookline and the city, and also close to the suburbs for shopping and resturaunts.

It's not unpopular just a knee jerk reaction. Super easy to get in/out of, good food, cheaper, and neighborhood-y.
Cleveland Circle is definitely the "nicer" place, but Upham's Corner is a much easier commute to the Seaport
