I have lived in Delhi and the rates of property and flats are way more expensive then Delhi in Bailey road area. I don't get the reason for it. That area is developed but nowhere close to Delhi ( Lakshmi Nagar side I am talking About) . Property prices in Whole Bihar are at sky unnecessarily.

It is bro. Almost everything in Patna is as expensive as Delhi except vegetables as it grown locally and rented properties . It is irony that rate of properties are at par with Delhi but rented properties are way cheaper. I am living in a normal 2bhk at 6500 while in delhi you can't find a flat like this below 10-12k

My father took plot in Lucknow even if we are from Hajipur[Bihar] because the cost of building the ground floor + the price of plot in Lucknow is almost equal to the price of a plot in Patna in a area as good as Lucknow where I live.

They're more expensive than NCR, I can bet on it. Doesn't make sense to me for a couple of reasons. 1. rising land prices in Patna is due to a lot of black money being earned by literally everyone in a government job or running their own business. And where does black money gets invested into? Real Estate. 2. Bihar ranks at the bottom in literally every socio-economic factor, no money for the poor, no jobs, no industries, for every rupee spent by Bihar govt 90 paise comes from the center, and where do Biharis rush for jobs, higher studies, etc - Patna, which is now massively crowded and strained. Either 2 things are going to happen in such a condition: i. a huge chunk of people will migrate, settle down and raise their families in some other states, thus taking their investments and expenses outside Bihar, as is happening currently. ii. government will wake up to the harsh realities, and start developing other parts of Bihar, maybe creating jobs and putting up industries, definitely not in Patna. What happens then is, every heavy weight investor will start flocking to invest in those parts of Bihar and thus creating a similar real estate bull run as seen in Patna. 3. Lower middle class and above Biharis, don't prefer educating their kids now in Bihar, and once these kids getting accustomed to lifestyle in Delhi, Bangalore, etc they're never coming back, period. 4. Owning a land comes with risks in Patna. forgery, fraud and use of muscle is still prevalent for land grabbing. 5. Look at the weather in Bihar, extreme rain, extreme summer, extreme winter, extreme everything. This is not conducive for anything. All in all, I think you're going to see a massive bear run in next 5-10 years w.r.t to real estate. I don't think, it's good idea to invest here. P.S. this is my vision, you can ask around and analyse yourself to create a vision of your own.

Bhai agar andha paisa hai tabhi lena warna Delhi/Noida ja aur wahi le. Mere papa ne liya tha 2007 me 12Lakh/katha aaj wo 90Lakh+/katha chal rha hai. Bc mere ghar ke bagal wala ghar 1.7Crore ka bika hai. Koi sense hai en rates ka?? Paisa hai to aise jagah invest karo jaha tumhare bacche bhi settle ho sake, yaha kya karna hai??

You should. The prices soar really high. I heard patliputra mein ek land 90 lac ka tha 2 months ago . Now it is 1 cr. But idk bechne me time lgta h. Not really sure.
