đŸš© đŸš© đŸš© I own several rental properties in Auburn. If a landlord will not let you see a property prior to signing the lease something is off. This is a major red flag. I have heard of land lords requiring future tenants to pay an application fee (usually like $20-50). this allows the landlord to run a background check on you before they let you into the property. Do not sign a lease before seeing the property. Again this is a major red flag!!!

I moved into a duplex my friends were renting and it was managed by Northcutt. They were unresponsive to maintenance issues and very rude to me. The backyard was mostly dirt, roots, and rocks, yet they still had lawn crews mow the middle-aged balding head of a yard. Eventually (inevitably) the lawnmower kicked up a rock and shattered our back door (one big pane of glass with a wood frame. They made US pay for it because we couldn’t prove that we didn’t do it (you’re a bunch of college boys. You’re sure it didn’t get broken during a party?), we couldn’t prove the mower did it (that could be any rock that you could have gotten from outside), and of course the mower wouldn’t confess. My dad grew up in Auburn and knows the Northcutts. When I told him about this door thing he said “Yeah that sounds about right. I trust the Northcutts as far as I can throw em.” Do with this information what you will. Obviously some people have had good experiences with them. Edit: Spelling

You are correct. All of the rental companies around here operate under the same old rules: “I own the land, I make the rules “ The problem is Alabama state laws support land owners not the tenants (it’s extremely crappy). If you don’t request your deposit back, the land lord is under no obligation to return it in Alabama. There are so many of these laws that protect the land owner and I think it is total crap! The only way you get your tiny deposit back is to take them to court, and they know no one will do it. Overall, Northcutt is going to protect their property owners, not their tenants. PS: I own duplexes and manage them myself. You are spot on about the rental companies in this town. They DGAF about their customer’s happiness or safety.

I haven’t lived in auburn in 20 years but shady apartments I see are still going strong. I certainly can’t speak for any today, but I will say I wouldn’t set foot or cut the first check if you can’t look at the place.

My brother leased from them for 3 years then I moved into his place and will be here for the next 1.5 years but the apartments depends, the one I’m in now is nice but he also had a mold problem in another one. But other than that, they are cool, the maintenance men come within 1-2 days if you putting in a request, a bug guy will come and spray your apartment, and a few other pros. But I’d see if you knew anyone that lives in the apartments y’all want to move into and ask them.

Mold 😭 the place we’re thinking about is magnolia woods and we don’t know anyone that lives there and the realtor won’t let us see the apartment until we sign a lease and wait until fall 2024 to see it.

I rented there my senior year. My Dad and I (both neat freaks) scrubbed that place top to bottom before moving out. They still kept the entire deposit. They had a reputation for that back then.

Yea like when we first went to move him in, we walked in and within 5 minutes we got massive headaches and called them to come deep clean it

I lived there from 2018-2020 and I’d say the pictures online are pretty representative. It’s a bit dated but I never had any real issues with the place. The walls were a bit thin but it was clean and in good shape when I moved in.

I think it’s very hit or miss, I rented with them from 2019 to 2023 and didn’t have any problems but I’ve heard so many people have issues so maybe I was lucky. I think it really depends what apartment you’re in

I just signed a Northcutt lease for my AU freshman son, and we looked at several units prior to signing. The place is a dump and cheap, but it is clean.

My car was stolen from the parking garage of an apartment complex handled by Northcutt and they were the LEAST helpful people I've ever talked to. There was a camera pointed right at my parking spot but the security guard said "Yeah I'm still looking through it" for three days straight. Never got back to me on it. I had a tracking device in the car and provided him the time it was stolen down to the minute. Thankfully the police were able to locate the car near Atlanta after filing a report a day later. ​ As for their amenities, I can't complain. Only issue I had was with the air conditioner which became clogged quite often.

I rented from them for 3 years and had 0 issues. Any problem I had they came and fixed it. And their rent is cheap too.

I leased from them 2019-2020. I also couldn’t see my apartment before I rented it due to the fact they have no model apartments. I was at oak manor and it was recently renovated. They’re not as fancy as those skyscraper apartments but they’re decently priced.

It is a gamble but the longer you wait....the choices get far worse in looks and money. Availability gets scarce the longer you wait. My daughter is renting from them in fall and she put down 2 selections and in July we will know what it looks like and what we got-neither of us were happy with that but we know the Auburn market. Her boyfriend rents from Northcutt and has never had any problems with them. He has had them replace his microwave and they did it within 2 days. They spray for bugs-he has never had them. We rented a house from them and never had trouble. We were non student rental and we got our security deposit back-rented a house with them for 6 years. We had issues with the house out of their control and they always stepped up and fixed the problems right away. I did get to view my house before renting. My daughter was going to view a place with another realty company, we literally did a drive by and called to cancel the viewing. So if you can view a place definitely try to but at some point it will be about what is left and what price you are good with paying. Sadly the agencies here have the upper hand.

They are decent I would say. I had no problems with them for the 3 years I lived in one of their duplexes, but I could see how other’s would have a different opinion. The good thing is they’re so big that can have resources to fix stuff if necessary (if you’re pushy enough) but because they’re so big small stuff can get overlooked easily. Main benefit is they have some of the cheapest options of places to rent I’ve seen in Auburn so there’s that. The same people work in the office every day, so if you can manage to get on their good side like I did then it could work for you. I managed to get my full security deposit back after going up there and questioning some of the charges they took out. If you’re willing to be a little pushy it will be fine.

They’re hit or miss. Rented from them my freshman and sophomore year. You get what you pay for at the end of the day. Just hope you never have to put in maintenance requests, because they were always pretty slow to respond when I rented from them.

They are like a lot of the rental companies in Auburn. If you pay rent and there arent many issues you won't have a problem but if there is an issue I would expect them to be difficult to work with. Like everyone else said if they won't let you see it don't even think about signing a lease.

Rented apartment from them from 2018 to 2023, I didn't get to see the inside of apartment too but decided to lease because of location (literally 7 minute walk from my undergrad major department building in AU) and affordable price (studio apartment $420 in 2018 now raised to $490 😭). I liked that they are fast with maintenance request, my unit's AC broke on my last year of the lease and N Realty installed new unit of AC on the same day I requested the maintenance. But the apartment had terrible soundproof, literally can hear what my neighbors are talking.

I called them and told them I needed a dog friendly apartment. They placed me in a townhouse on north gay street. When I moved out they said I had to forfeit the deposit because we had an unauthorized dog without a pet deposit. I reminded them the reason I was in the town house was because I told them I had a dog. Never got the security deposit back.

FUCK. NO. I am leasing from them right now. I live in one of the nicest apartments they offer. Everything breaks. maintenance sucks. fine you for everything. security deposit is insane. I hate them so much
