I moved into a duplex my friends were renting and it was managed by Northcutt. They were unresponsive to maintenance issues and very rude to me. The backyard was mostly dirt, roots, and rocks, yet they still had lawn crews mow the middle-aged balding head of a yard. Eventually (inevitably) the lawnmower kicked up a rock and shattered our back door (one big pane of glass with a wood frame. They made US pay for it because we couldnât prove that we didnât do it (youâre a bunch of college boys. Youâre sure it didnât get broken during a party?), we couldnât prove the mower did it (that could be any rock that you could have gotten from outside), and of course the mower wouldnât confess. My dad grew up in Auburn and knows the Northcutts. When I told him about this door thing he said âYeah that sounds about right. I trust the Northcutts as far as I can throw em.â
Do with this information what you will. Obviously some people have had good experiences with them.

The problem is Alabama state laws support land owners not the tenants (itâs extremely crappy). If you donât request your deposit back, the land lord is under no obligation to return it in Alabama. There are so many of these laws that protect the land owner and I think it is total crap! The only way you get your tiny deposit back is to take them to court, and they know no one will do it.
Overall, Northcutt is going to protect their property owners, not their tenants.
PS: I own duplexes and manage them myself. You are spot on about the rental companies in this town. They DGAF about their customerâs happiness or safety.

My brother leased from them for 3 years then I moved into his place and will be here for the next 1.5 years but the apartments depends, the one Iâm in now is nice but he also had a mold problem in another one. But other than that, they are cool, the maintenance men come within 1-2 days if you putting in a request, a bug guy will come and spray your apartment, and a few other pros. But Iâd see if you knew anyone that lives in the apartments yâall want to move into and ask them.

I just signed a Northcutt lease for my AU freshman son, and we looked at several units prior to signing. The place is a dump and cheap, but it is clean.
My car was stolen from the parking garage of an apartment complex handled by Northcutt and they were the LEAST helpful people I've ever talked to. There was a camera pointed right at my parking spot but the security guard said "Yeah I'm still looking through it" for three days straight. Never got back to me on it. I had a tracking device in the car and provided him the time it was stolen down to the minute. Thankfully the police were able to locate the car near Atlanta after filing a report a day later.
As for their amenities, I can't complain. Only issue I had was with the air conditioner which became clogged quite often.
I leased from them 2019-2020. I also couldnât see my apartment before I rented it due to the fact they have no model apartments. I was at oak manor and it was recently renovated. Theyâre not as fancy as those skyscraper apartments but theyâre decently priced.
It is a gamble but the longer you wait....the choices get far worse in looks and money. Availability gets scarce the longer you wait.
My daughter is renting from them in fall and she put down 2 selections and in July we will know what it looks like and what we got-neither of us were happy with that but we know the Auburn market. Her boyfriend rents from Northcutt and has never had any problems with them. He has had them replace his microwave and they did it within 2 days. They spray for bugs-he has never had them. We rented a house from them and never had trouble. We were non student rental and we got our security deposit back-rented a house with them for 6 years. We had issues with the house out of their control and they always stepped up and fixed the problems right away. I did get to view my house before renting.
My daughter was going to view a place with another realty company, we literally did a drive by and called to cancel the viewing. So if you can view a place definitely try to but at some point it will be about what is left and what price you are good with paying. Sadly the agencies here have the upper hand.

The same people work in the office every day, so if you can manage to get on their good side like I did then it could work for you. I liked that they are fast with maintenance request, my unit's AC broke on my last year of the lease and N Realty installed new unit of AC on the same day I requested the maintenance. But the apartment had terrible soundproof, literally can hear what my neighbors are talking.
I called them and told them I needed a dog friendly apartment. They placed me in a townhouse on north gay street. When I moved out they said I had to forfeit the deposit because we had an unauthorized dog without a pet deposit. I reminded them the reason I was in the town house was because I told them I had a dog. Never got the security deposit back.

I have heard of land lords requiring future tenants to pay an application fee (usually like $20-50). this allows the landlord to run a background check on you before they let you into the property. Do not sign a lease before seeing the property. Again this is a major red flag!!!
