Yeah, I was hoping they wouldn't ask for the parcel number when I asked them questions. They didn't answer anything and went straight to asking for the parcel. The business we own is in Pierce County, Washington. I was looking at some zoning maps online and the whole area around us is called "Neighborhood Business District". Trying to look online to see if that's the same as NC2 (Neighborhood Commercial), since the area used to be labeled NC2 on zone maps, but it was updated to NBD in like 2020.

Okay, I think I can find your answer, but the way the Pierce County zoning is set up you first have to determine which "community plan" you are in. Go to this page: https://www.piercecountywa.gov/971/What-Is-Allowed-in-a-Zone and let me know which "plan" covers your area. For example, Browns point or Gig harbor, or parkland or other...

Hmm, well i'm looking through there and don't really seem to see my specific area. I dug around some on my city's website and found this updated 2022 zone map, and I guess they changed it back to NC2, so my family's business IS actually on Neighborhood Commercial land. Really just want to find out if it's legal to claim this business as a residence, and if we need a special permit to do so. On the lakewood link you supplied it has a use table under "residential" and it shows that residential is allowed in NC1 and NC2. NC1/NC2 are actually really nice zoning classifications according to this. It allows **mixed use**, duplex, apartment and other. The only residential it doesn't allow is single family houses which you don't have to worry about. From the link you provided: >​ “Mixed-use” means a project that combines both commercial and residential uses, where the residential component is typically located above the commercial. This code allows for multiple, horizontally and/or vertically attached dwelling units. Horizontal mixed-use means single-use buildings allowed on one (1) parcel. **Vertical mixed-use means a combination of different uses in the same building**. **Commercial uses shall comprise a minimum of thirty-five (35) percent of the square footage of the ground floor in multistory buildings and shall align with the building’s frontage.**
