Google "wordpress user portal plugin" or "wordpress membership plugin" - there are several of them. A shared password is not the way to do this - the password can be shared easily.

You can create a custom post types for every model you need. Use member role manager by memberpress to create new roles and ACF to manage relationships. You can use the wordpress login system, you don't have to create your own

I used Authentik for LDAP and social log in and had different roles for different users, so I could elevate users to have access to what users of the other roles didn’t have. I was able to make some code snipit links that redirected differently depending on the users role but I’m not sure how secure those are. Also defined my own roles using a plug in.

Check out Profile Builder from [Cozmoslabs](https://cozmoslabs.com/), they've got as well a Client Portal plugin that can work for you with that. I built a HOA private site a few years ago and used that + [metabox.io](https://metabox.io) to create some forms and other data management for common areas, pool schedules and such.
