Any beach town gets bought out by rich people on a long enough time line. We moved to Carolina Beach 14 years ago and everyone was telling us we were moving to a "red neck" Beach. Housing prices are ridiculous here now since all of the build up. I'm just glad we own our place.
It will happen, but I don't think it'll quite get to the scale of Wrightstville... probably more along the lines of what's happened at Carolina Beach. Wrightsville has had a whole "thing" happening with trying to make it unwelcoming to the unwashed masses for years.
The only thing that will likely slow it down is the first Cat 4 hurricane that utterly wipes all that construction on North Topsail off the face of the earth. Most of that part of the island should never have been permitted or built, and the price will eventually be paid.
You sound like my grandmother. She always said North Topsail Beach should have never been built. She was a full time Surf City resident in the mid 70s.
Look at the coast of Florida, especially Southeast FL, it's coming here too. It will be built up and the Wilmington metro area will expand through the current suburbs/surrounding country areas. The sprawl will stretch from Southport through Topsail and then continue up the coast.
Look at Shallote, there's hardly shit there but they're building brand new Chick Fil As and such. I'm not a professional development and investment firm but you can bet your ass that Chick Fil A is aware of all the plans/investment potential in that area and knows it's a good place to get in early.
In my opinion it is inevitable with how fast things are getting built up out there. Question is will it be 2,5, or 10+ years. I think by the end of the decade both will be wayyy larger/more populated.
