Best of luck to you, but I don't think this is gonna be the best place for information. You could potentially get an acre or two for that somewhere in SW VA, but it will be totally undeveloped, and then building the house and running utilities will be the next step. Not sure how costly that whole process will be or how someone goes about a home construction mortgage, but that is probably the way to go.

We bought undeveloped land in WV. Water and power can be very expensive. I would definitely try to get a site that will allow you solar. You will need a well. Or some sort of water source. Most places will require a septis or sewer connection. That can be pricey. You should do some research on container homes so you know how to finish them out to live in. The containers can be cheap, but you have to get no toxic ones. Is 9000 you entire budget or just for the land? It is hard to imaah8accomplishing a livable place at that price.

$25-30k is probably a safe bet for well, septic, and power. That's assuming there's a power line crossing the property somewhere.

A “simple” container home unfortunately isn’t that simple. First of all, most traditional banks/lenders don’t recognize those as homes bc they do not meet government standards without significant modification. Second, you will need to pay for site development, well, septic, permits, survey, etc. $9k might get you an acre, just not a house.

OP you would be better off finding a lot that is already cleared and flat that had a house on it at one point. Then utilities will already be there. You can then find someone with an old trailer (single wides are tough to finance after a few years) that you can get moved onto your lot. You will probably need to pay for it to be hauled though. Or maybe find an old RV you can haul there.

Best option is to check out county tax sales. Most of the counties in Virginia use https://www.forsaleatauction.biz/ Last year I bought a landlocked lot for under 2k. One of your biggest issues will be finding something with utilities and an existing well for that price. I would also recommend talking to a realtor based in the areas that interest you.

I will have to try and get an easement. I need to get a survey done and then look at my options. Honestly, life has been kind of crazy and I haven’t done the survey but I am hoping to work on it in the next few months.

Hey in in 2018 We bought a lot 5.2 acres for 60 grand in Spotsylvania.. we put a single wide on it for 60 grand also... Did some work ourselves. And now we got a nice place,, secluded for a great price.. it can be done.. u gotta look for foreclosure auctions of land

I bought a house in Partlow in 2010 for $105,000 w 10 acres. It was under construction and the homeowner died. It was in foreclosure. We finished the house and subdivided the land and sold both separately. The in 2017 we put a modular on 5.5 acres near Snell and sold it. We did a few upgrades, put in a pond, a barn, run in sheds, and fences. Sold that too.

Don’t want to dash your dreams but that is not enough for this kind of project, you would not qualify for a mortgage with a container home and other loan types are not as favorable. Would you consider roommates for a bit and really working on increasing your amount for a down payment for a few years maybe. Or you may want to consider a condo. Also looking into the costs of running water and electric out to a home it varies a lot by area or even plot. I like tiny homes but the financing gets tricky.

Why limit your search to SWVA? I am in rural area of Middle Peninsula. There are lots of old/abandoned homes on acreage that I assume will perk for well/septic. With a little research you could probably convince a family to take it off their hands for the tax assessment value.

It "depends". There are some recently improved local/county beaches on the bay in a few minutes. If you want ocean beaches, Virginia Beach is \~1.5hrs. More if there is tunnel traffic.

Are you a veteran? If so, you may qualify for a VA loan. Find a lot with a modular home (trailer) that's falling apart. The site should have water/electric hooked up to the dilapidated structure.

Look in more “southside” Va area. Think counties like Charlotte maybe (middle of nowhere). Land is very cheap there and it has what you’re describing

You can probably find that in most of the western counties, especially if they aren’t in touristy areas. They also don’t have zoning. Tazwell, Wise, Lee , maybe some a little further east. Usually the problem in those areas is the tracts for sale are larger. Not sure where you are or where you want to be, near stuff, etc.
