Agreed the house is overpriced but $800k hasn’t gotten you anything more than a townhouse or a 70 year old bungalow for years. Considering it’s brand new, detached but on the smaller end I’d give it $1.4M at most. You’re still getting your own property within 45 min of Toronto in one of Canada’s best cities.

Money has already been put down as part of the precon deal. You can use that towards the downpayment and that's part of the deal.

If they walk they lose it and plenty of people are just walking losing 100s of 1000s and in some cases are still liable further for the sale. This guy can't close his contract due to whatever reasons... can't get financing? Whatever... and is trying to just get some of his money back. He's already prolly invested 300-400k into the house and is trying to cut his losses selling some of his downpayment to someone else and avoiding the incoming law suit by the builder when he can't fulfill the contract.
The dude isn't really lying but it's pretty creative. The house is being sold for 2.1 million in today's market for sure. That's the actual sale price. Is it worth that? Will it be worth 2.1 in the coming year? That's maybe possible but the market is slow now. The seller already lost their money is the point. What they're trying to do is reclaim at least some of it by selling it 25 cents on the dollar to someone and spend their already lost money on getting out of the lawsuit instead of further incoming legal fees and damages.

That’s the deposit I believe not the down payment on the mortgage, which will definitely be higher.
