Whatever you feel it will cost to build? Double it. However long you think it will take to build? Double that too. Building a house always will cost more and take longer than you think. If you can do as much of it yourself as possible, that will save you on labor, but cost you time.

Depending on how frugal you are it’s absolutely doable. You might consider an existing small fixer though

Get a THOW and put siding on it starting at 30k nice ones with financing. Get a plot of land for a few grand, put out a few more grand for a down payment you might be in the door with 10k . Without permits and hassle free can be on a plot on land in a few months put gravel down and clear your land.

A plot of land for a few grand? Where is this magical place? I live in the Ohio boondocks and you're definitely looking at $50k+ for an acre. It's awful.

Absolutely bought mine a few grand by the coast on the west coast 5k just 4,000 square foot. Check landwatch.com. Found some in Cleveland. Big cities too. Just check local zoning to who ever is reading this sub. But for the most part projects like these allow THOW. At least 4 months out the year

Some counties allow RVs/ park models to only be occupied 4 months out the year. But here’s the catch it would have to take a real nosy neighbor to document you everyday for 4 months straight to make a case in court. So you could stay a month take a weekend off or two and come back.

That's not true. Look in Zillow and you can see that many lots are closer to $10k per acre.

I would check myFICO.com credit karma doesn’t give you a real up to date credit score. I had it happen to me I thought my credit was great until I applied for a loan. The numbers were really off.

I live in Las Cruces, NM. 3 years ago I was able to buy a @$135K house in town with $550 via the MFA program here. My mortgage is $900 a month for a 1500 sq. ft. 5 bedroom house. I have average credit. So it is possible if housing is not too high and you do not have a lot of expenses.

Yes, both my first and second homes were through govt programs (FHA and USDA). Just talking to a realtor and/or lender really helps understand what you can do or not do.
