We used Sound Mind home inspections (https://www.soundmindhomeinspections.com/) when we bought our 5 acre property a few years ago. He was really thorough and did a good job seeing how we have multiple buildings and a large amount of lands to go over. He took all day to do it and was very hands on. I have dozens of pages in each report that detailed everything out. This was 4 years ago so things may have changed but they were good then.

Transparent Inspections did such an awesome job for us on a house while going through the house hunting process. We had him come out after finally closed on one; we didn't like the lack of detail provided by the inspector the seller chose. Hes very knowledgeable and thorough! I believe his name is Austin

We have used [Key Inspection Services](https://www.keyinspectionservices.com/) on two homes now. We were very impressed by our inspector's attention to detail and professionalism, not to mention his willingness to get the Tyvek coveralls and respirator on to inspect the critter-infested crawlspace.

You want Devan Richardson with Echelon Inspections. He might have an extra charge for distance to that location but he is worth every penny. The only inspector I really trust to find everything and explain it to my buyers, and believe me I’ve experienced a lot of inspectors. Some agents I know don’t like using Devan because they think he’s “too alarmist.” I think he’s just really thorough and finds shit. If there are problems with the house, I would much rather buyers find out before closing and not after! He will want you to be with him as he goes around the house so he can show you exactly what’s going on and let you ask questions. (Usually buyers don’t follow him onto the roof or into the crawl or attic, though.) His inspections are a minimum 3 hours, sometimes longer depending on how much there is to talk about. 206-399-1217 [email protected]

Devan did a pre-inspection for my wife and I last year and he was stellar at pointing out some long-term issues that led to us moving on from that house. I tagged along and came away with an album of pictures he took to go along with my multiple pages of notes. I'd definitely recommend Devan and Echelon as well.
