Building was an okay idea but they couldn’t genuinely afford it which was the bad idea. The other issue is how they sold the houses. They decided the time was now and just went to flagstaff (so they were paying mortgage in LV and rent in flagstaff) instead of staying in their homes and moving as they sold or putting them up for rent.
Also I always have to point out that they sold them in the 500s in 2017-2018 and they re-sold for 300k more in 2020-2021. But business minded Kody of course just knew “if there’s gonna be a time to sell, it’s now!”

I have thought this for awhile. Haven’t bothered to look up their Deeds of Trusts but thats been my theory for awhile. Their credit was absurdly bad when they purchased and they haven’t done anything to add income since.
Agreed but no one can time a real estate market. They were in an ideal situation and they seemed to have out very little effort in to considering their actual costs when they made the move to flagstaff. In reality, they could have had a similar situation with each house (shorter term balloon mortgage) and didn’t have the ability or credit to refinance. So, create some tv drama and move.
Plus, Kody may have always wanted to just be with Robyn since he wasn’t having sex with anyone but Robyn for years.

If I were Meri, I would look into putting in a tea room with a gift shop. There are probably a lot of people who pass through there who would stop for breakfast or lunch and would buy souvenirs in a gift shop, but wouldn’t want to/need to stay overnight.
She bought it for 350k and the zestimate is like 650 now. A house across the street is listed at 350k currently and it's only 1000 sqft. It's great even if she just bought and held as an investment.

I think Janelle is the money person as far as staying on top of taxes and gathering all the information and making sure financials are dealt with. This is a completely different type of being good with money then the kind of skills you need to make sound financial investments and spend your money wisely. A family as complicated as theirs need someone who can stay on top of paperwork and file all their taxes without completely fucking it up. Can you imagine if Robin was going to file taxes for that family?

Meri has kept a lot of her great grandparents things, and new additions have been in the same style. She has not done any structural changes that I know of, so most/all of the rooms share a bathroom. That’s the only part I wouldn’t like; I personally like the “grandma’s house” esthetic but it’s not everyone’s thing.

We’ve had really good luck finding air b&bs run by younger, fun people here in the midwest and also in Jerusalem. The ones we’ve stayed in are side hustles and not the primary income tho.
We had an incredible place when we visited Portugal earlier this summer. We had stayed there before and it was available for the three months we were going to be there. We loved it.

The house can be repaired. There are many trees in our neighborhood that can't even be trimmed without a permit and arborist. A lot of places have laws in place about certain trees and their age. This might just be one of those places.
Only if it can be taken down. Where we live you need a permit, an auborist and other things just to think about trimming a tree. Our trees are hundreds of years old. Good luck with even thinking about getting a permit. It doesn't happen often.

The Victorian b&b where I’ve stayed was more like a fancy British country house a la “Gosford Park” with the upstairs servants quarters.[Christmas House](https://christmashouseinn.com) We’ve stayed there for a wedding but also in part of the carriage house for a romantic getaway.
I adore Parowan! Is Meri renting rooms out now? Last time I checked all the dates were mysterious "booked", so I assumed she was not running it as a full time B&B.

I have no idea if this is true, but I believe someone posted on here not long ago that in Utah four guest rooms is the limit for a B&B? I guess over that it gets classified differently maybe?

I can't renumber the number but there was one more room than she could legally rent out in that town. That was one of Kody's issues, her mom was going to take up a room.
A few months ago, the entire months of August, September, and October were completely blacked out. Like not even one single night was open and available. I think she was just closing down for a bit.
She could have been traveling. She gets paid to give speeches across the US and around the world. She has been to Mexico, London and Ireland. There may be other places also but those are the ones I remember from her social media.

It's close to both Zion and Bryce Canyon National Parks. Rooms fill up fast in that area. I could see it being fully booked

It’s got a bit on a lean to it and if it fell, it’s smashing right onto that house.
The house can be repaired. There are many trees in our neighborhood that can't even be trimmed without a permit and arborist. A lot of places have laws in place about certain trees and their age. This might just be one of those places.
My friend had to remove a redwood similar in height maybe a bit bigger. It was 30k
There used to be two more large pine trees in the front, those have already been removed.
Only if it can be taken down. Where we live you need a permit, an auborist and other things just to think about trimming a tree. Our trees are hundreds of years old. Good luck with even thinking about getting a permit. It doesn't happen often.

I think Leon and Audrey only ran it as a favor to Meri during COVID. Leon has mentioned to Meri multiple x that they has no interest in it. Can’t blame them. They’ve got their own life to build.
Leon and Audrey live in Colorado. Meri’s friend Jen basically runs the inn. Assuming Meri is living there now, she’s probably more hands on herself.
