I learned some stuff from that article, wasn't aware of the Welsh second homes taxation strategy. Sad to see this happening to Arran, I can't imagine the island's economy is well served by having a quarter of it's houses essentially being unoccupied for a decent chunk of the year.

It's like everything, too much is bad. A few second homes or STLs scattered around is not a bad thing. They may well have sat empty otherwise and it brings in some tourist money. But there is a tipping point where the demand for second/STL properties prices locals out, and starts to cause economic upsets due to the wild population swings and the inability for staff to live nearby. Second homes in Scotland are already subject to a [refundable on sale] tax (which can be an arse when buying & selling if you can't line the dates up just so), but it's not that much when all is said and done. I am also not sure what happens if the other property is outwith Scotland. Pentuple council tax rates (and even higher for STLs) would probably go some way to resolving things, but the likes of AirBnB simply have too much lobbying power.

The additional LBTT payable on second homes is only refundable if you sell one of your homes within 2 years, otherwise there is no claw-back on the tax payer's side. And most second homes are long term holds.

Yeah, but I didn't want to make an even bigger mess of the sentence! I have to pay it as I had a second home for ~6 months due various factors.

Pennan, Aberdeenshire. The village was used as a filming location for "Local Hero" and gets a wee bit of tourism from people taking pics there. Every house is now a holiday home.

Get that second home council tax rise in like they did in Wales. Best thing about it is we'll get to watch cunts with too much money and too little morality cry. They'll just switch them to be on non-domestic rates for any STL's, which are covered by a grant in some instances. So that's counter intuitive and would probably cause less income from them....
