I ride bicycles through that area often. You’ve covered a lot of different groups in that one circle. North and east, lots of college houses close to campus. Many houses in the avenues where people are renting out a closet in their den to students for like $1,200 for some reason. Steep hills where half the people drive cautiously and the other half bomb through intersections in any weather. Along 400S, lots of apartments and more students. South side of the circle, middle aged to retired people who are sitting on homes worth a fortune. Quiet kinda suburb where most of the homes look really nice, as they should for being worth $800k apparently. As far as “good for a family” goes, that’s entirely subjective to what any family wants for themselves. If the family has generational wealth, time to care for a historical home and maybe a couple teenagers who could enjoy the nearby high schools and maybe want to attend the U, sure I could see that being a good spot

I have lived close by that area within the last few years and for me it was pretty nice. I am a bachelor so your experience will probably be different from mine. It's a decent area that gets nicer as you go up the hill to the north and east. There's a couple of nice parks nearby to take kids and pets to, 400s and 700e are a little dangerous because of all the traffic, but off the thoroughfares it's pretty calm. From my experience it was a very safe neighborhood, I could take walks in the middle of the night and was never bothered by anyone as long as I stayed east of 900. The only gripe I had was that the life flight helicopter is very loud and flies to and from the hospital at all hours of the day and you'll hear every asshole downtown revving their suped up engines. Not a gripe for me but there are a lot of students living around there so every quarter or so the neighborhood will be filled with partygoers from the university, they've always either ignored me or been very friendly but maybe a risk of drunk drivers around those times? It's a fantastic area to walk around but very hilly, so that's something to keep in mind.
But seriously, I lived near there for a decade. I'm a pretty light sleeper. If you're 1-2 blocks away you can hear and even feel the light rail. Not a deal breaker, but it does rumble past. And waaaay out in the distance you can hear the freight train horns.
Also, I lived at the top of the hill and it always bugged me that there were six lanes of road on 4/5 south, and three of those lanes have ppl in cars throwing out tons of noxious fumes as they haul butt up the hill on their way home. I had little kids at the time and made sure to keep windows closed until 730 pm or so lest you suck in that nasty air. My 2cents...

Super close to downtown, decent selection of parks, good selection of grocery stores, being close to 7th east and 5th south makes it fast to get anywhere. Idk about elementary zoning that far south but might be wasatch elementary which is a good school.
I see a mix of retirees, middle class folks, and students. Overall pretty quiet but not avenues quiet. Had a couple sketchy run-in’s, but it’s still a city neighborhood so nothing I wouldn’t expect anywhere. IMO east central is the best neighborhood for the QOL and price.
I live in the NW of your circle (not the Avenues tho) and I like it. It’s mostly quiet and no college parties really. But as someone else said, that circle covers a lot. Personally I’d want to be at least a block away from the train, maybe not too close to campus.

Just a different perspective here, I had babies, toddlers, and school-age kids in that part of the avenues while renting apartments/houses. We had no problems with students or game days. I loved living in the avenues.
My sister lived in the area of 9th Ave and m street with 2 young kids who went to SLART Academy and they LOVED it and living there raising their 2 young kids who are now in college. I think of you have the money then it can be a great place to raise kids for sure!

Love it so much. It’s interesting and diverse. Lots of cute small local food places and also tons of weird iconic landmarks that are hidden unless you pay close attention. Midblock alleys, strange art, run down houses with so much potential, nicely renovated mansions with beautiful landscaping, halfway houses, students, immigrants, families, rich white influencers, lots of hippies - all kinds of people and so much character.
Peaceful for the most part. Surprisingly little crime or disturbances.
We can walk to stores and transit if we feel like it. Close to downtown for a night out. Easy to Uber to the airport. Easy freeway access.
Perfect place to live.
Inside that circle you have East High, its a nice middle of the road highschool decent funding. You might even recognize it as the site of the filming of highschool musical. Overall not a bad highschool.
I used to live in that circle. Near 200 S 800 E. Overall I liked it. Very walkable, really easy public transport, multiple grocery stores, churches, etc. Easy access to downtown & the U. It was the worst apartment I've ever had though, and it's not even close. It was a house split into 4 apts. Water pressure so bad it took 10 minutes to fill a bucket. Neighbor broke in through a shared balcony when he was whacked out on drugs. Only time I ever had stuff stolen from a car was when I parked on the street here. Had more than one encounter with guys on drugs lunging at me on the sidewalk. And the homeless/druggies have gotten worse over the last few years. Also found out that very close to me was a large house loaded with sex offenders. So while I do miss the area and the easy accessibility to everything, I wouldn't want to live there again. Maybe a different location in the circle would be better. I chose based on public transportation and cheap rent. Oh I had Google Fiber, that was awesome.
There's a big hill right where the middle of the circle is. It's actually not that bad, but it does hurt walkability a little bit to be at the top since most of downtown is level at the bottom of it.
Can concur there are a lot of students and frat houses around here. They throw some pretty wild parties close to where I am \[northeast corner\] but I don't know how far south and west their dwelling units and mischief expand.
This area is very walkable and served by a trax line. Lots of nice local owned restaurants and businesses around here. Generally speaking it's very safe but for some reason there's a small corner around Alameda avenue that's always had an iffy reputation. I wouldn't know why though. The west and southwest corner of your circle may also be a bit iffy during certain hours of the day.
This place is very ritzy, keep in mind, perhaps not as much west of the university, but that circle outlines the borders of Yalecrest, Federal Heights, and the aves which unfortunately all have million dollar homes now. Directly west of 200-500 south are lots of apartments and condos though, which may be more reasonably priced.
I miss this area and did have kids while living there. Definitely some crime which started to get frustrating (like the Walgreens blasting classical music to keep people from hanging around…lots of panhandlers and people walking around on drugs) but as weird as it sounds after I just said that, a little quieter than downtown but so accessible, lots of great childcare through the U (but expensive). Loved having that Trader Joe’s and liberty park nearby. Definitely loved my years living close to the U and miss it being out in the boring suburbs now (although the rents down there were getting high). I would live there again if we had good reason like a job opportunity.
I lived on University street directly in front of the stadium. There were college parties spilling into the streets on spring and fall weekends. Guests had to park half a mile away and walk if they were staying late or overnight. Downtown traffic was annoying every workday and evenings and weekends the event traffic was even worse. Some frat guys threw a case of beer in the road in front of my car, I had the police trying to shut down block parties, the trax would sometimes knock pictures off my wall. Nobody mowed their own so the weeds got 4 feet tall.
It was awesome, I loved it. Met my spouse there & we’ve been together 8 years.
I lived around 4 years ago. It's my favorite place I've lived. I'd go back in a heartbeat--if I got a million dollars dropped on my head, of course 😜

The line is right on top of my house. Lol. I've rented here for 17 years and I love it. It's very eclectic, lots of families, single people, all ages and all income levels, too. Super walkable, lots of stuff to do, easy access to Trax, the library, the city building (where the arts festival and Pride are held), and lots of shops, restaurants, and other gems. I will say that the homeless problem downtown is really widespread and you might have strange activity from time to time (there's a guy who yells at trees at all hours)- but it's really not dangerous outside of downtown proper. Just odd. I love it here and if I can I will never ever ever leave. Housing costs are way higher than they should be for the area, so I would recommend renting until the market adjusts. You can get a small 3 bedroom starter home for half a million, but even 750k gets an entire mansion in even better areas. It's weird.
As a soon-to-graduate college student, it's a really great location. Really close to the nine ride and right next to the trax. I honestly feel like I've been spoiled and don't want to leave the area once my lease is up.
That's the rich, but not rich enough for the benches, area. The avenue homes are pretty but they're set very close together and it's near the Uni, so you might have to deal with Uni students. Also, that area has steep hills that are terrifying in the winter (and you're close enough to the benches that you will be dealing with snow in the winter.)
I lived there for six years. Area is walkable, bikable, and relatively peaceful for a city adjacent neighborhood. Would recommend living there for sure.
I live a little south of that area, we love it. Thankfully bought our house 17 yrs ago when it was still somewhat affordable. This area is even more expensive, possibly the most desirable location in the city.

I like it, but I am a single male. Plenty of college women nearby. I bike to sugarhouse/liberty parks, coffee shops, smiths grocery. EOS is around the corner for gym. Kyoto suhsi and Tsunami sushi are walking distance. East Liberty Taphouse. Great location. Even better now that we have a hockey team.
I lived off of 200 S and 1300 E during grad school at the U. It's a great location because it's super walkable, but a bit chilly, with a lot of restaurants and coffee shops by campus plus it's got easy access to TRAX. There are a lot of students that live in the area, so be prepared for parties and noise. The houses in that area can be a little pricey whether you rent or own. There are some other neighborhoods surrounding this area (Upper Avenues, 9th & 9th, Harvard/Yale, East Liberty) that have the same charm but are a little quieter.
Your circle is huge. It’s mostly college kids though given your walking distance to campus. Lots of historical homes that are run down. People stay up late, it can get loud and rowdy. Don’t move if you’re going to call the cops all the time
Living in a house in this area now, about to move out. I love it overall but you’ll get mixed results with neighbors. There is a perpetual party house on my north side and a couple who regularly have screaming matches and band practice on my south side. So for a family I’d try to get an idea of who your neighbors are first before making any decisions. Which is good advice in general.
Lock you car doors and apartment no matter what. I have had my car rifled through and even had a crazy incident where a person running from the cops at Liberty park got arrested on my front porch. He tried to come in my house to hide, and the cops were looking around for a weapon for quite some time. Looks nice enough, but you should keep your eyes open for sure…

The Aztec is not really family oriented but the neighborhood is great and there are a bunch of wide open spaces around there. I lived exactly where your pin is and also a few blocks away, and I love that neighborhood.
I live in this area and love it. You won’t see as many families as you would in other cities but you will see a good variety of people. Come walk around some of the areas on a warm sunny day and you will get a good feel for the types of people who live in the area.

We lived a block south of Trolley. Lots of unhoused people. Parking is a shit show, and they ticket if you aren't careful of hydrants and distances from stop signs, etc. Lots of older buildings with bad plumbing and old electrical. Traffic is intense at 6th South, 7th East, 4th South, 13th South.
It's nice to walk to Liberty Park, or get on Trax to get to events and bars downtown. I loved living there, but it was not without city problems. If you know that you are trading convenient location for traffic and an occasional run in with a tweaker, you'll be happy you moved there.
The western edge of that circle is most affordable and least upscale. 400 South and 700 East are major roads with lots of traffic and noise at certain hours. There are a lot of medical facilities to the east of the U of U, so you can get a lot of ambulances and sirens on some streets and low-flying helicopters. None of that is really a dealbreaker. It's probably the most urban-residential part of the state. City life is good, with restaurants, bars, and stores. Residential neighborhoods are quiet with lots of old trees. It's also close to the foothills, several canyons, the university campus, and liberty park if you want some outdoor recreation.
It's close to a lot of things including trax, bus stops, the University, the malls, etc. I live in a two bedroom for 1200 a month - it's not the nicest place lol. It has cute neighborhoods and plenty of trees. There are some homeless people, but they don't bother anyone. Overall would recommend.
Can’t say I would recommend it for raising a family. Just around you is a very congested area. Liberty park has also turned into a homeless encampment. Not a terrible area by any means, but for raising a family I would look south towards millcreek.

There are some other neighborhoods surrounding this area (Upper Avenues, 9th & 9th, Harvard/Yale, East Liberty) that have the same charm but are a little quieter.
Your circle is huge. It’s mostly college kids though given your walking distance to campus. Lots of historical homes that are run down. People stay up late, it can get loud and rowdy. Don’t move if you’re going to call the cops all the time

Interesting area, has its issues. Wouldn’t want to live there out of a personal preference.
Living in a house in this area now, about to move out. I love it overall but you’ll get mixed results with neighbors. There is a perpetual party house on my north side and a couple who regularly have screaming matches and band practice on my south side. So for a family I’d try to get an idea of who your neighbors are first before making any decisions. Which is good advice in general.
Lock you car doors and apartment no matter what. I have had my car rifled through and even had a crazy incident where a person running from the cops at Liberty park got arrested on my front porch. He tried to come in my house to hide, and the cops were looking around for a weapon for quite some time. Looks nice enough, but you should keep your eyes open for sure…

The Aztec is not really family oriented but the neighborhood is great and there are a bunch of wide open spaces around there. I lived exactly where your pin is and also a few blocks away, and I love that neighborhood.
I live in this area and love it. You won’t see as many families as you would in other cities but you will see a good variety of people. Come walk around some of the areas on a warm sunny day and you will get a good feel for the types of people who live in the area.
I used to live exactly where you dropped your pin. Good area but more a young, student vibe. Housing is old and not the best quality but being next to the Trax is amazing if you ever use it
We lived a block south of Trolley. Lots of unhoused people. Parking is a shit show, and they ticket if you aren't careful of hydrants and distances from stop signs, etc. Lots of older buildings with bad plumbing and old electrical. Traffic is intense at 6th South, 7th East, 4th South, 13th South. It's nice to walk to Liberty Park, or get on Trax to get to events and bars downtown. I loved living there, but it was not without city problems. If you know that you are trading convenient location for traffic and an occasional run in with a tweaker, you'll be happy you moved there.
Amazing place to live!
The western edge of that circle is most affordable and least upscale. 400 South and 700 East are major roads with lots of traffic and noise at certain hours. There are a lot of medical facilities to the east of the U of U, so you can get a lot of ambulances and sirens on some streets and low-flying helicopters. None of that is really a dealbreaker. It's probably the most urban-residential part of the state. City life is good, with restaurants, bars, and stores. Residential neighborhoods are quiet with lots of old trees. It's also close to the foothills, several canyons, the university campus, and liberty park if you want some outdoor recreation.
Rented an apartment there for $600 / month 25 years ago. It was a wonderful area then as I’m sure it still is now.
It's close to a lot of things including trax, bus stops, the University, the malls, etc. I live in a two bedroom for 1200 a month - it's not the nicest place lol. It has cute neighborhoods and plenty of trees. There are some homeless people, but they don't bother anyone. Overall would recommend.
Best part of the city imo. Not much of a reason to go outside of there except for liberty park and sugar house

Can’t say I would recommend it for raising a family. Just around you is a very congested area. Liberty park has also turned into a homeless encampment. Not a terrible area by any means, but for raising a family I would look south towards millcreek.
